The house has a lot going for it: it's gorgeous, quiet, and well placed for exploring Kyoto. The decor feels distinctive and thoughtfully done, the space is cleverly used, and the kitchen has plenty of utensils. The beds and futons were comfortable too. Getting there was frustrating. We were sent directions to a different house and spent half an hour trying to locate that one and get the right directions. We also picked this place because it had a washing machine, so we could pack light and do laundry halfway through our trip. It stopped with an error the first time we tried it, so we reported it right away as instructed. The office said it would be fixed the next day, but no one came. When we followed up, they promised to send someone and still didn't. The house could have earned a much better review with better management.

Akiko is an amazing host, and the house is a charming, cozy historic place with lovely attention to detail. You can walk to many places from here, and I can't imagine finding a better spot in Kyoto. I highly recommend it!
