The house itself is cute, but I wouldn't stay there again. We booked through booking.com, and the confirmation said someone would meet us. Nobody came. We spent two and a half hours outside with our luggage, calling the listed number without an answer. The only people we reached were employees who didn't know much about the house, though we eventually got inside. There was no Wi-Fi at all, despite the listing. It wasn't a connection issue, there simply was no router in the house. Mistakes can happen, but communication was the bigger problem. It seemed to be outsourced to an outside company, my complaint email got no reply, and I couldn't reach the owner. With so many places to stay in Kyoto, I wouldn't recommend this one.

The place was way overpriced, and nearby hotels looked like better value. The furniture and equipment were old and not very clean. Even with the address, it was hard to find, and I spent an hour circling around looking for the Airbnb.

We loved the tub in the backyard, and the location was amazing. I booked through Airbnb and had great communication with the owner.

We stayed four nights after booking through Airbnb, and the photos didn't match what we found. We chose an old, rustic place on purpose, but expected it to have been renovated with modern charm, especially since the listing calls it four-star. Instead, it was dirty and very dusty. There was some mold in the bathroom, the dishes needed washing again before we could use them, the garden was overgrown with weeds and lots of leaves, and the basement felt damp and smelled musty. It has real potential and it's a shame it wasn't better kept. The location was very good and the beds were okay, but I definitely wouldn't come back.

We had plenty of room for five adults, and everything was free of bugs and odors. The bath took a little while to fill. We stayed two nights.
