DIRTY. The whole place needs a good clean and the rooms weren't good at all. I booked a single room with a double bed, but there was no mattress, just hard cardboard and a very thin mattress that felt like a rock. The mattress was dirty, and the toilet was very dirty too. For the same price, you can get a cleaner, better place to sleep on the same street.

We only planned one night in a downstairs double, then ended up extending for three more. The room felt old, but it was clean and comfortable, and the air conditioning worked really well. The guesthouse is a short walk from the morning and night markets, and just a few minutes from the Khong river. The Chinese owner was helpful and spoke English well. Breakfast was egg, toast, and coffee, with bananas and oranges available for free. Laundry was 10,000 kib per kilogram, and my clothes came back very clean. Loved the stay.

The first thing that stood out was the noise. It carried through the tiled halls from outside, the corridors, and people singing. The windows didn't shut or lock properly, the sheets were stained, and the bathroom was patched with cardboard and scotch tape, so it always seemed to have at least a dozen mosquitos. Agoda says it was renovated in 2014, which I find hard to believe. At 10pm someone knocked, tried the handle, then the proprietor let herself in while I was in my underwear. She switched on a mosquito killer machine and left. Within five minutes I felt sick. I looked it up online and found it was basically a bug bomb; I felt worse, went outside for air, and eventually felt well enough to pack and leave. The proprietor wouldn't refund my $25, including $15 plus $10 in fees. What the heck, Agoda? I left the $5 check-in deposit, hoping they'd use it on silicone sealant before the next sap arrives, though I doubt it. The room was musty and dirty, with mosquitos and a risk of feeling poisoned. Who wrote all those good reviews, and why couldn't I have their room? 0 stars out of 5.

We couldn't face spending the night here. It was filthy, and the beds were just 5 cm of cardboard instead of real mattresses. Gaps around the windows let the rooms fill with mosquitos. For the price, it wasn't good. Absolutely terrible, do not go here.

The staff were so kind and helpful, which made the stay special. I chose the deluxe double with a balcony, and felt the upgrade was worth it. I loved staying here.
