Kingfisher Resort & Retreat Sigiriya

The location is convenient for Sigiriya and Habarana, but this didn’t feel suitable for a leisure stay. We spent two nights at Kingfisher Resort & Retreat in the Habarana–Sigiriya area and came away very disappointed. We confirmed the rates before arriving: LKR 5,500 per person on a BB basis, then we chose HB at LKR 6,500 per person. At checkout, the rates had changed and a 10% service charge had been added without being made clear in advance. We also learned another guest had paid LKR 3,500 on a BB basis. The inconsistent, unclear pricing raised serious concerns about fairness. The rooms were below standard, with a constant mouldy smell, visible dampness, and poor ventilation. The bathroom felt extremely stuffy. Cleanliness was questionable overall, and the chef and housekeeping staff did not appear hygienic, which affected our confidence in the food preparation. The food itself was very basic for the rates charged. Outdoor areas were poorly lit at night, and several rooms seemed to be occupied by lorry drivers, giving the place more of a transit stop feel than a leisure retreat. I wouldn’t recommend it to leisure travellers looking for comfortable, transparent hospitality unless pricing, hygiene, and overall standards improve significantly.

The hosts were great, the food was delicious, and the stay was budget friendly. They even went out of their way to pack breakfast for us to take along on our early morning Lion Rock climb. Grateful for their hospitality!

The woman who runs the place greeted us when we arrived and was very helpful and nice. She made a real effort to look after us. It was a nice stay, very near the Sigiriya Rock.

We called ahead to ask if we could use the pool and restaurant, and were told yes and invited to come. But when we arrived, management said foreign guests had just come to the hotel, so locals couldn’t use the pool or other facilities. It was a lame excuse, delivered without even an apology, despite us coming a considerable distance because we trusted what we’d been told. Not even a smile. I had a pathetic experience with management. I’m asking locals to avoid this place and its service at all costs.
