The rooms were clean, the beach was superb, and Vikum from the restaurant was polite and very helpful. So it wasn’t all bad, and the location really was nice. Just before checkout, though, the maintenance lady knocked and quite rudely told us to leave as quickly as possible because she wanted to spray pest control as soon as we were out. We had already asked the manager about a late checkout, but she insisted none had been approved. We complained at reception about the way we’d been treated. Please make sure all guests, tourists and locals alike, are treated with respect. That’s what needs improvement.

The new swimming pool has a great view, and the property is very close to the beach. Our room and bathroom were really clean, with no complaints about the accommodation. The buffet didn’t have a huge selection, but the dishes on offer were delicious and well balanced. The service overall was very good, though the staff could use better training and show more professionalism.

We turned up unexpectedly yesterday at Joes Resort Unawatuna with 20 people for what felt like a small family gathering. Sameera and the staff took great care of us, and we enjoyed the whole day. The kitchen did a fantastic job with the pizzas, which were really tasty. Highly recommend Joes...!!!

The atmosphere was peaceful, a nice place to unwind while still being close to the action in Unawatuna. Joe’s Resort is an easy short walk from the beach and near good restaurants and shops. My room was clean, comfortable and well maintained, with everything I needed for a relaxing stay. The staff were welcoming and friendly, always happy to help with a smile. I had a wonderful stay.

The views of the beach, bay and sunset from the rooms, infinity pool and hotel bar were beautiful. There’s also a lovely area on the beach for sunbathing and relaxing. The hotel sits at the quieter end of Unawatuna’s horseshoe-shaped bay, but it’s a very short stroll along the beach to the other bars, restaurants and shops. Everyone on staff was kind and friendly. Special thanks to Samir, who graciously put up with me being grumpy and impatient when I arrived after some travel mishaps. Highly recommend.
