I love this place and have stayed twice. The rooms are so cool, the pool is massive, and there’s parking and outdoor showers by the pool. The front desk staff are friendly, and whatever scent they use around the desk smells amazing. The location is great, right among good attractions, with good food and little markets on the neighborhood side. There’s a hospital nearby too, which can be reassuring. Breakfast is free and decent for some fruit or a little something to tide you over, though I wouldn’t call it amazing. I feel safe here. 10/10 if you have a car and need parking or plan to take taxis or Ubers everywhere. I wouldn’t recommend it if you’re getting around on foot or by bike.

For the positives, the location is genuinely good, the staff are kind and seem to be trying with limited resources, and the price is low. But the hotel feels too cheap to provide the basics for a comfortable, secure stay. I wouldn’t come back or recommend it. If you’ve already booked, expect to spend most of your time out and bring a lot of patience for inconveniences. We tried giving Casa Kaoba another chance because it was reasonably priced. After a poor night’s sleep, we waited an hour in an almost empty restaurant for three quesadillas. The tortillas came out raw and cold. The staff were friendly but very inefficient. Earlier, we’d found the towels dirty and had to take them to reception for replacements. Hot water took around 10 minutes to become barely lukewarm, and it wasn’t clear which way to turn the control. While the receptionist offered to check the temperature, none of us could open the front door, so we were stuck outside for a while. The room took ages to cool because the air conditioning was weak. The sheets didn’t fit the mattress, and there was no mattress protector, which felt unpleasant and made us question the hygiene. Later, the upstairs bedroom door jammed shut. We waited about 30 minutes for maintenance, who climbed in through the window to open it from inside. That made us feel very unsafe, since it showed how easily someone could get into the room from outside. Problems began within the first hour of our arrival. On that first night, we had only a thin sheet and no duvet or comforter, despite the cold. The front desk member who inspected the room with us agreed it was in very poor condition. She said the hotel was fully booked and couldn’t change our room or provide bedding that night, but promised a different room the next day.

Really good value! Casa Koaba made my brother and me feel welcome, and they accommodated our special parking. The staff were gracious, and the location felt very safe, with locals right next door like 24/7 security. Forget the idea that Mexico is dangerous. Enjoy being around real people. You may need to remind the room cleaners, or ask for the hot water pressure to be turned up. Isn’t that what a polite request is for? Five-star places cost 5-10 times as much, unless you’re Stupidio.

The price was really good, so there’s that. But the pool wasn’t well maintained, the jacuzzis were a joke, and they were out of pool towels when I asked, even though the pool was empty. The rooms are okay, but look closely and you’ll find dirt and hair. The photos look great, though the place needs a lot of maintenance. You can hear traffic from the road behind, and breakfast is bare-minimum and not good.

I booked three nights, but the room was old, damp, and poorly maintained, with cracked walls, a loose, unstable faucet, and a strong mold smell. At night it dropped to 58°F, yet there was only a thin sheet and no duvet or comforter. Because of the cold, we couldn’t sleep that first night and couldn’t stay under those conditions any longer. A front desk staff member inspected the room with us and agreed it was in very poor shape. She said the hotel was full that night, so no room change or extra bedding was available, but promised another room the next day. We had no alternative accommodation, so we endured the night hoping things would be fixed. The next morning, the owner personally refused the promised room change, saying, “this is how the rooms are.” The room hadn’t been cleaned, and no duvet or comforter appeared despite repeated requests. The front desk staff told us the owner had explicitly forbidden her from changing our room. It was clear this was the owner’s decision, not a staff limitation. I’ve kept audio recordings of these conversations. The owner’s behavior felt deliberately intimidating and bullying, with no genuine effort to resolve things. Our request for a refund for the two remaining nights was flatly refused. Booking.com tried to intervene, but the owner ignored all contact. I’m still in communication with Booking.com, the Mexican Federal Consumer Protection Agency (PROFECO), and the Mexican tourism authorities about the hotel’s misconduct. This stay raised serious safety concerns, and I’m sharing it to warn other travelers about the property’s credibility, safety, and ethics. Whatever the price, its actual quality, safety, and professionalism fall far below what it charges. No price justifies conditions like these. I strongly recommend not booking if you don’t want to be dealing with platforms and government authorities after your trip. This place is so dreadful it doesn’t deserve one star.
