I stayed here twice during my 21-day trip through Quintana Roo, once for three days in mid-August 2022 and again on the second-to-last day in September 2022. The location is very convenient, close to the ADO terminal, the streets and beaches I wanted to visit, a supermarket, and restaurants. The king-size bed was excellent, but without working air conditioning the room is like a sauna, so sleeping depends on it. The first time, the water went out in the middle of the afternoon. It didn't disrupt our plans: we left without brushing our teeth, and everything was back to normal by the time we returned. On the second stay, both electricity and water were out for the entire one-day visit. The kitchen is very well equipped, but using the fridge, stove, TV, and internet requires electricity, while cooking, washing dishes, flushing, and showering all require water. The nightly rate shown by Booking after dollar conversion doesn't reflect what you'll actually pay. Expect about 20% more. Booking converts the accommodation's dollar price directly to your currency, but the host uses a higher rate at payment. On my last stay, the dollar was converted at 20.5 Mexican pesos, while exchange houses were buying dollars at 18.90 and selling them at 19.40. Paying by credit card also adds 3.5% to every part of the stay, including local taxes and other fees. When I pay for accommodation, I expect to be able to sleep, shower, brush my teeth, use the toilet, and have privacy. If I can't sleep or take care of basic hygiene and only want a good location, I'd rather pay nothing and stay up all night at the bus terminal, on the main street, or at the beach I prefer.

The location is the only real plus, with everything close by, but I wouldn't return. It isn't worth the price. The room is part of an apartment, with a shared kitchen and living room, and the soundproofing is so poor it felt like the windows were open. The air conditioning was adequate, but it points straight at the bed, making it impossible to sleep with it on unless you want to get sick. The terrace is tiny, and the sliding glass door was almost impossible to open.
