The rooftop pool is warm and a lovely place to sit, though it took about a week to fill it to the right level. The views are sensational, and we saw whales and dolphins throughout the day. The building is new and modern, but already showing some wear. We stayed for a few weeks as part of an Airbnb rental, so this is our review of the building. It’s far out, around 30 minutes from downtown, and Ubers can be hard to find. There are no nearby walkable stores, the road is too dangerous, and food or grocery delivery doesn’t reach the condos. The condo smelled strongly of sewer from the drains the whole time. It was disgusting, and the smell got onto clothes in the wardrobe, so we had to wash and move them. Silicone drain covers we brought in anticipation didn’t stop it. There was mold on the bathroom ceiling and we spotted a few cockroaches. The bed was hard, and the pillows were thin and lumpy. Checkout at 10am and check-in at 4pm felt unnecessary, especially since cleaners spend about 40-60 minutes cleaning. On our arrival night, the owner, Jimmy, offered breakfast, which seemed thoughtful with no nearby places to walk to. It turned out to be a pitch to sell fractional ownership in a unit, basically a timeshare. They wouldn’t show official paperwork when I asked. There were too many red flags. We’d only been there 12 hours, eight of them asleep, when we said no and explained that we’d do due diligence and have a lawyer review a real estate deal. They kept pushing and offering thousands off if we paid right then. After we refused, they ignored us, which was honestly great. Other owners said condo ownership and management were real problems for them, and they regretted buying. Posts and pool railings were already rusting, another sign they used cheap, unsuitable materials.

The apartment was spacious, with a small kitchen where I could make nice meals, and the bed was so comfortable. I slept with the balcony doors open each night, lulled by the waves. The views are spectacular, both pools are immaculately clean, and the gym is very nice. Staff were welcoming and friendly, and the place felt homely. I even got greeted by the resident dog. There’s no direct beach in front of the property because the water is deep, rocky, and has strong currents. The nearby village of Mismaloya is only a few minutes away and has a lovely beach, with plenty of restaurants on and near it. This property is away from the main beaches and downtown Puerta Vallarta, so it’s a good idea to stop at Walmart or Li Supermarket for groceries first. There are only small shops like Oxxo and Kiosko nearby. I didn’t find that a problem, though, because restaurants serve very tasty food. I had a very positive stay and will definitely return soon.

The views are great, the condo was in good condition, and the cleaning staff were very friendly. But nearby there are no stores or restaurants, so bring water and rent a car. I had WiFi problems, and the front desk staff were not helpful at best, with the day staff being rude. Vaca Inc administration also wasn’t helpful.

I booked through VRBO/ Vacasa and had a great time. The views were spectacular, and the ocean sounds nearly drowned out the traffic on Hwy200. I had mosquitoes inside after dark, though, and sliding screen doors would have been ideal for me. I had no odors, timeshare gimmicks, or other problems.

It’s a beautiful place overlooking the ocean and a perfect spot for watching whales. The sales people didn’t do what they promised, though, and the time spent dealing with that could have gone toward enjoying the vacation.
