Is this really worth it? After staying here, I have to be honest about the whole experience. The last half-mile of road is awful. If you’ve rented a car, you may want to think twice, since we ended up paying the rental company for a damaged tire and part of the suspension. There aren’t even bicycles or scooters to rent, and getting to the centre is a real hassle. When we arrived, the place felt gloomy and hard to spot, with a few dark letters behind pillars. A cheerful young guy welcomed us and explained the services. Since it isn’t set up as a hotel, I couldn’t work out whether the idea is a condo complex, or a collection of houses, lofts or studios. As far as benefits go, the only thing we could actually use was the private pool. We also felt pressured by someone, possibly the owner, to eat there. Every time we ran into him, he brought up breakfast, dinner and other things, even though the welcoming staff member had already explained them. Out back, a walkway made of wooden sticks felt dangerous to walk on and wasn’t practical. The water in the shared pool looked like it had black dye in it, and there was a hut in a neglected state. The restaurant, or whatever it’s meant to be, felt lifeless and lacked personality. The dishes seemed to vary from one type to another, with no consistency. They could make the place feel a lot more welcoming instead of gloomy and abandoned. The bed was comfortable, but that was the only thing I liked. There wasn’t anything here that made me want to return. If they want your money, there are better options with more to do.

The villa was spotless and beautiful, and we had an absolutely incredible vacation, one of our best in Tulum, Mexico. The area is under construction, but it didn’t get in our way. With a rental car, it was convenient for getting to centro and the beach strip. The water did get turned off from time to time, but the host responded quickly and turned it back on right away.

The meals were a real highlight. Don’t miss breakfast or dinner, even if you’re only there one night. Mane is a true culinary artist, and the food was among the best we’ve had in Mexico. Juan Carlos also gave us exceptional, personal service, which made a big difference, especially since the property had only recently changed hands. We stayed five nights in a charming villa that looked just like the promotional photos. It was very peaceful. Guests can use the rooftop jacuzzi and swimming pool, though we didn’t try either. The grounds are still being developed, and some areas need work. Getting there means bumping along an unfinished road with some pretty serious potholes. We drove it several times without trouble. There’s lots of free parking on site, a relief in the busy beach area. Kuun Taak Tulum is about 4 km, or a 10-minute drive, from the start of Tulum’s popular beach strip, where free parking is almost impossible to find. In central Tulum, you can sometimes find free parking both day and night. Kuun Taak Tulum earns five stars from me for its peaceful setting, excellent food and attentive management. There are minor drawbacks while development continues, along with that rough access road, but I’d recommend it to anyone after a quiet, indulgent escape.

We had a great stay, and I’d recommend the villas and come back. They’re comfortable, and the service is friendly. The food at the on-site restaurant was delicious, and the chef came over to chat with us. He’s a cool guy who clearly enjoys his work. I’m picky about coffee, so maybe I’m being a little harsh, but the cup I had was like gas station coffee or the free stuff at a reception desk, only this one wasn’t free. My family rented three villas. One room had no TV, just the installation and cables sticking out of the wall. The TV in another room didn’t work properly, while the third one was fine. The room without a TV was also missing a toilet seat. We didn’t report any of it or ask for repairs because it wasn’t a major inconvenience. This is a good place to chill, rather than somewhere for luxury and all that. You’ll need transport to reach the beach or Tulum town. The distances are technically walkable, but the roads are narrow with barely any room for pedestrians, so rent a car, bike or bicycle. I’m focusing on the things they could improve, but I really did have a great experience.

The staff are all fabulous, and it’s a great place to switch off and get fully into jungle life. It’s pretty remote, so you’ll ideally want transport. If that suits what you’re after, it’s ideal.
