I wouldn’t book here. There’s a real risk of being cheated. I had booked an apartment and prepaid the first night, but when we arrived with our two kids, they said they had no reservation for us and that it had been cancelled. I hadn’t cancelled, and they’d sent no cancellation email. I showed them the confirmation and a screenshot of my messages with their manager. They told me hotel management had changed, so they couldn’t honor the booking at the confirmed price. They gave me the former manager’s number and said to ask him for a refund, then told me to find a place for my family in Tulum myself. It was their hotel and their internal problem, so they should have taken care of our stay. Instead, they tried to sell me the same room for twice as much. When I refused to pay more than the confirmed rate, they said they were fully booked, even though other websites still showed rooms available for those dates.

We stayed at Niwa appartements in Tulum with our family in dec 2023 and came away disappointed. The staff were unhelpful and bored, and made it seem like they didn’t want to work there. The place felt unfriendly for children and quite dangerous for kids around six or seven: there was no protection against falling from the second floor, including a drop beside the second-floor pool. One slip could leave a child seriously hurt or worse. The rooms looked nice, but were poorly equipped, and the bed was much too soft for us. It took ages for the shower water to warm up, and the location was quite far from everything. We heard there had recently been a change in management, which may explain why our experience was worse than the older reviews suggested. We expected much more and don’t recommend it.

The photos don’t do this place justice. The rooms and the service were both amazing.

The apartments are lovely, and the staff were really kind.

It was so calm here, away from all the noise, and I really liked how comfortable the rooms were. The kitchen had everything I needed to cook. A few spots could use some cleaning and maintenance, though.
