We enjoyed our time here, and the distance into town felt worth it even though the condo is out in the jungle. The room had a private pool right outside, a peaceful spot to relax, and the water was filtered every day. There was an outdoor community pool for swimming too. The roads to the hotel were really bad, and the desk service was poor.

I rented room 607 for 6 months, and the mattress had black mold. It affected both my breathing and my cat’s. The landlord wouldn’t replace it unless I paid half the cost. That’s a serious health issue and wouldn’t be acceptable in Canada or the USA. Mold wasn’t limited to my apartment. Two other units my friends lived in had it too, and they left right away while I was locked into a lease. People may say it’s normal because Mexico is humid, but don’t believe that. I went into 3 other units in the same complex that were mold-free. Residents with dogs let them poop in the garden without cleaning up. The dogs ran onto my property and jumped at my sliding door, leaving paw prints and slobber. I was afraid they’d attack me, and my cat was scared too. I’d avoid the whole building. There are much better places at the same price.

We spent about a week here through Airbnb. It looked like it had nice amenities, but nothing worked well. The WiFi could reach 400+ mbps, yet the internet was down for two of our seven days. The power failed on two other days, taking the internet with it. There’s a 24 hour concierge, but they couldn’t explain the outages. The hosts were just as unsure when we asked through the app. Our private plunge tub turned green by the end, and the community pool was so warm we didn’t want to get in. There’s only ONE restaurant within walking distance, and the road in and out is atrocious. A regular sedan will bottom out every time, so be ready for that. I’ve stayed at other Airbnbs in tulum with much more to offer for the price. This one was a waste of time and money.

The apartment suited me, with a nice feeling to the place if you pay attention to the energy around you. My unit was brand new, so, like many new units, it had a few things that needed fixing. Luckily, my host was great and dealt with each problem as it came up. There’s also a laundry room, but you need to register with the front desk before using it. The personal pool filtration systems are an issue in a lot of units, including mine. That can be a problem with the water quality, falling leaves, and insects around. Also, the roads around the building are dirt and quite bumpy.
