The shared feel of this place was cozy, and with most rooms facing the pool, it was easy to end up chatting with neighbors. The landscaping is lush, and there’s drinking water at the front desk. I found it comfortable and peaceful. A few things to know: it’s hard to find, inside a gated community in a maze-like neighborhood. There are some shops and restaurants within walking distance, but you’ll definitely need a bike, scooter, or car. Nearby, there are abandoned hotel ruins, not Mayan ruins. My unit was listed as an apartment, but it was really a hotel room with a mini-fridge and coffee and tea station. There were kitchen items, but no place to prepare food and no stove or microwave. There was no cleaning or towel change during my stay, and I had to take out my own trash. Cleaning is done at least every three days, so this isn’t suitable for a longer stay. Management also asked me for a five-star review at checkout, which felt tacky. A nice option for one to three days, especially if you have your own transport. For longer stays, I’d look elsewhere.

The property photos may be from its first day. The location and outdoor area are lovely, but our stay in two rooms was a nightmare. The moment we walked in, the humidity and mold smell made it hard to breathe, and we saw mold stains on the walls. After a lot of effort and endless explanations over WhatsApp, staff showed us another room. It was the same problem, only the smell was a little weaker. Then we found toilet paper already in the toilet in that room’s bathroom. The service was practically nonexistent and completely unprofessional. You can find better places in the same area or closer to the center without having to sleep in mold and humidity that no one seems to acknowledge. I’ll post the photos here, since they’re still pending on booking.com. The hotel’s answer on booking.com is ridiculous, so I’m sharing the photos here in the hope they can’t respond the same way.

There are no shops or services nearby, and Tree Tops Tulum doesn’t provide drinking water. Even getting a bottle means a walk of at least 25 minutes. Without a car, each taxi trip to downtown, the hotel zone, or the beach costs at least $50 each way. The property is remote inside a gated community, and it takes at least 15 minutes to walk to the entrance or exit gate. For what it offers and where it is, the price is unjustifiably high compared with other Tulum options. The apartment has no blackout curtains, so it gets extremely bright early in the morning and seriously disrupts sleep. There was also a constant unpleasant sour smell throughout our stay. The price and value don’t match at all. There are far better located, more fairly priced places in Tulum, so this felt like a complete rip-off by comparison. The attached photo shows how bright the room gets in the morning without blackout curtains.

The apartment complex is gated, with a security guard there around the clock. The accommodation was very nice, in a cool part of Tulum, and our room was spacious with tasteful decor. Our only downside was that towels weren’t changed.
