This house looks like something from a movie or a magazine, and it's beautifully decorated. The hosts left extra toilet paper and paper towels, some beers and water, plus snacks and a few cooking basics. It's near a row of shops, local cenotes, lagunes, and the airport. I'd gladly stay again if the hot water were reliable. We were there for six nights, and it was only lukewarm at best, even then on just a few nights. The house isn't sealed, which may be common in the area, so expect roaches, centipedes, lizards, moths, mosquitoes, and other local bugs to get inside. Lizards were under the bed and came back every day, as did roaches. Leave nothing open on the counter or ants will take over. A few things also weren't working well. Not all the ceiling fans worked, the dryer left clothes wet after hours, and the washing machine took nearly 30 minutes just to fill each time because the water pressure was so low. The fridge/freezer knocked loudly enough to sound like someone at the door, or like the house was haunted. The coffee pot didn't keep coffee hot, and the AC in the smallest bedroom would shut off when it got tired, then come back on after a few hours. The entry door and gate locks don't line up, so locking them is tricky, especially at night.

Villa Kaan is a beautiful custom home by Colab, the local award-winning architecture firm. It blends into the jungle while still having modern comforts like home automation, state-of-the-art lighting, and wifi. We could hear nature because it's far enough from the city center, yet Holisktika, Tiki Tiki, and Italdo are still walkable. The wifi was among the fastest we've encountered in Tulum, so it works especially well for digital nomads. This is our go-to for future visits. Thanks, Villa Kaan!

It's close to Holistika, and there's a pool for relaxing plus a work area. The quiet setting feels magical and cozy, a wonderful place to rest and make lasting memories. You'll love it.
