It's a great place to stay, but homestays aren't allowed, as the house rules clearly say. Please don't get upset or leave a bad review when you haven't respected that. Management is firm and security is tight to protect residents' comfort and privacy. If you're not okay with those rules, this probably isn't the right fit for you.

The building itself is good, but several problems need fixing and management is very slow to act. The children's swings are all broken and haven't been repaired, which makes me feel children's safety isn't being taken seriously. Pool tiles break every day, yet repairs take months. There's also serious leaking in the homes that hasn't been resolved. The parking area lights are broken and take a long time to fix. The path in and out is in very poor shape, with uneven ups and downs that make it easy to slip.

From the outside, the condo seems peaceful and well kept despite being at least 10 years old. It's in a very nice location, next to an international school, and higher units have good sea views. I was interested in buying because it was cheaper than other places, but my experience as a visitor made me reconsider. I came to view a unit for sale and felt interrogated like a convict at the guardhouse. Management seemed paranoid about visitors, and I got the impression they don't welcome outsiders, tenants, or foreigners. It felt very different from the friendly and welcoming atmosphere elsewhere in Penang. I even overheard a frustrated resident say this was a prison, not a home. I felt watched as I went in, and didn't find any Malaysian hospitality there. I'm not sure how residents put up with it. The condo looks structurally well maintained, which is a pity given the unfriendly management and what seem like misplaced priorities. I hope things improve, and maybe I'll reconsider buying.

I live here, and it's a hidden gem. The place is beautiful, clean, and well maintained, with security guards who do their jobs very well. We love how safe and quiet it is. We don't welcome people who don't live here coming in for no reason, and we don't want Airbnb or short stays. This suits people who live here, otherwise there's no reason to come.

One of the biggest communities near Batu ferangi, with a really beautiful view of the building. There are some problems with the management here.
