There are plenty of shops, places to eat, cafes, and massage businesses around the hotel, and e-hailing makes it accessible even though it's outside the busy city area. It's quite new, with basic amenities and refillable water in the lobby. Our stay was pleasant overall. The room is very compact, though, with no space for Muslim travelers to pray, unless perhaps a larger room is available.

At checkout, we were accused of staining two towels and asked to pay RM100, even though there were no major stains that seemed to justify the charge. Staff said the marks were impossible to remove, but the towels they showed us didn't look washed. There was no clear evidence, cleaning attempt, or reasonable explanation. We accept responsibility for genuine damage, but this felt like an assumption, and we left frustrated and feeling taken advantage of. I wouldn't stay here again. I'd advise future guests to photograph the towels and other items when they arrive and before leaving. We weren't looking for special treatment over a barely visible mark. In the reply to our review on 18/5/26, the owner suggested an explanation that made the situation seem even more unreasonable. Guests, including foreign travelers and people rushing to catch flights, shouldn't have to wash hotel towels themselves to get a deposit back. The light mark nearly disappeared with plain water, without soap, yet staff still kept the RM50 deposit and treated us with suspicion and disrespect, as if we'd committed a serious offense. We asked for a receipt for the RM50 charge because we were considering a police report. Staff first gave us one for RM30. When we pointed out the wrong amount, they snatched it back and tore it up in front of us. That doesn't fit a claim of high standards. Hospitality should involve fairness, professionalism, and respect, none of which we experienced. Please photograph or video the towels, bedsheets, and linens when you enter and again before checkout. We're sharing what happened so others can decide whether they're comfortable with this kind of service.

I strongly wouldn't recommend staying here. Staff, especially Ms. Ong, spoke to us rudely and treated us as if we'd been dishonest or done something illegal. We felt deeply offended. They accused us of leaving a light red mark on a towel, which we genuinely hadn't noticed. If we had, we'd have asked for a replacement. The hotel called it a heavy stain and kept RM50 from our check-in deposit. I suspect the mark may have been there already, or may have been used as an excuse to charge us. My husband rinsed it with plain water, no soap, and it almost disappeared, but they still wouldn't return the money. We considered making a police report and asked for a receipt for the RM50 charge. Staff first issued one for RM30; when we pointed out the error, they snatched it back and tore it up in front of us. That felt highly unprofessional and raised questions about the hotel's honesty. In response to the owner's reply on 18/5/26, I want to say that expecting guests, especially foreign travelers or anyone hurrying to catch a flight, to wash hotel towels themselves to get a deposit back is unreasonable. Guests pay for accommodation and hospitality, not housekeeping before checkout. The mark was extremely faint and nearly vanished with plain water, so it didn't seem like the severe damage the hotel claimed. Yet the deposit was still withheld, and staff handled the issue with suspicion and disrespect, making us feel as though we'd committed a serious offense over a barely visible stain. The receipt incident was concerning too. We asked for a receipt for RM50, got one for RM30, then watched staff tear it up after we corrected them. The owner's mention of high standards doesn't match our experience of fairness, professionalism, or respect. Take photos or videos of the towels, bedsheets, and linens when you arrive and before checkout, so you have a record if a dispute comes up. We're sharing this honestly so future guests can decide for themselves.

The lobby is clean and spacious, with complimentary simple snacks and a water dispenser. Those were nice touches, but room 316 was cramped, especially for someone with large bags or planning a longer stay. The room price was attractive for this newly opened hotel, though my stay was disappointing overall. Noise carried clearly through the night, including phone rings and conversations from nearby rooms, so I struggled to rest as a light sleeper. The bathroom was very tight and poorly laid out. The shower faces the hair dryer, so water could splash toward electrical points, and there was a noticeable sewage smell from the toilet. I might try a larger room in future and review it then. For now, this could work for one very short night on a tight budget, but probably not for travelers with bigger luggage or anyone wanting comfort over a longer stay.

There are food choices all around Miico Hotel Permas Jaya, whatever time of day, and the Sunday Permas Jaya night market is nearby if you want to check out local food and atmosphere. My room was clean, modern, and well maintained, which made for a comfortable stay. Just keep in mind there's a refundable RM50 deposit at check-in, plus a RM10 per night tourism tax for foreign guests. A convenient, comfortable place to stay.
