R&F Mall @ UHA 2BR 4pax Free WIFi near CS SgCIQ

It’s a very nice location, so I’m not sure why this shopping mall isn’t doing better. There’s a lot of empty space and not many shops open. Maybe it’s still new.

There were quite a few empty shops when I explored the place. It had been hyped as a premium destination, which was disappointing. I’d skip it for shopping unless you’re after Asian cuisine or pop-up cart food stalls. You can at least fill your stomach there.

The finish on the walls and glass is appalling, and the toilets are dirty, smelly, and leaking. For a new mall, it’s one of the worst I’ve visited. It’s poorly maintained and managed, with many things not working. I wouldn’t recommend going.

A covered pedestrian bridge links R&F Mall to JB Sentral and the CIQ complex, making it easy to reach on foot, including for visitors from Singapore. The mall sits within the larger R&F Princess Cove development near the Johor–Singapore Causeway, and it’s one of the closest malls to the border. It has a more relaxed, less crowded feel than bigger JB malls such as Mid Valley Southkey and AEON Mall Tebrau City. Natural light and waterfront views give the open-concept design a calmer atmosphere than a traditional mall. It’s a convenient stop for groceries, dining, or a short visit, as part of a waterfront development that also includes residences, marina facilities, and nearby attractions.
