Amstel BeachHouse Egmond aan Zee, 50m from the beach!

We really liked the location, and the cleanliness was excellent. We stayed in June with our daughter, who was six months old then. The broken shower door was a problem. The dining chairs and blue living room sofa were also very old and heavily stained. New chairs seem due, and washable ones would make sense for a place rented out long term. There was also more decoration around the kitchen and dining table than we felt was needed. One large bed had a single duvet, which not everyone likes, and it felt quite heavy.

The apartment was spacious and clean, with a well-equipped kitchen, three beds for four people, and a toilet with an automatic cleaning function. The double bed had a very high mattress, and the price was affordable. Communication was friendly, and the sea is very close. The direct route to the beach is a long uphill walk, which could be harder for anyone with mobility issues. Also, keep the window from being too far open at night: a nearby cat likes to come inside. :D

We had a great time at Amstel Beach House and would happily rent it again. It has everything you need and then some, and the furnishings are really comfortable. Using the app to check in and lock or unlock the door worked perfectly. The only small thing I'd change is the little "terrace", which could be a bit nicer.

Our stay left us very disappointed, especially because of the mismatch between the listing and what we found. We were three adults and expected two separate bedrooms, but the glass sliding door between them could not be darkened. There was an electric blind, but it was broken, and nobody could help. The bunk-bed room had no window, so it couldn't be ventilated separately. Booking.com also called the place wheelchair accessible, though reaching it required several steep steps, and there were more steps inside, including on the way to the bathroom. The terrace gave us little peace or privacy. It is also the apartment's entrance and sits on a main route between the sea and a large parking lot. There was no privacy screen. In April, I counted 120 people walking past directly in front of it in 11 minutes, on their way to or from the beach. Cleaning and upkeep were poor too. The living room furniture and bathroom rug need cleaning or replacement, and stains on the furniture were obvious from a distance. The shower handles were peeling, corroded, sharp, and unsightly. There was sand, dust, and dead flies by the large windows. We had to pay a security deposit before arriving. After reporting the problems to Booking.com, especially the bedroom arrangement, we got a partial refund. The owner of Amstel BeachHouse then initially kept the matching part of the deposit without explaining why. When we asked, the owner said they set the accommodation prices, not Booking.com or guests. We reported these legally questionable practices to booking and our credit company, and the owner eventually refunded what was still owed.
