The staff were great and the location was okay, but the rooms are a joke. The round bed had sheets that didn't fit, and metal bars around it blocked the TV. There were no channels or apps for movies, so don't count on the TV. The room had no towels or washcloths, and the fridge blocked access to the cabinets. Hot water was missing most of the time. The safe didn't work properly, either. Whoever built this dump should be fired. The owners seem more focused on making money than fixing things. It's too expensive for what you get, and there are plenty of better places. I'll never stay here again.

Basic, comfortable rooms that work fine for a short stay. Red St action is just steps away, but the hotel sits tucked around a side street corner, so you don't hear the noise.

Pia's customer service is why I'd give this place three stars instead of one. She heard my complaints and moved me to another room, which was much better. I stayed six more days without issues, though the towels still needed improvement, the bathroom lighting was poor, and the shower needed a deep clean. Before that, the room I checked into had awful gray, ragged towels that looked like old gym towels, no wash rags, nowhere to put soap or bottles in the shower, thin short toilet paper, and no proper mirror. There were only one and a half hangers, and the curtains let morning light in. The bedside table drawer was broken. The mattress was basically a box spring and made for an uncomfortable night. The covers barely reached my neck, and they wanted 50peso for a fourth pillow. The TV only had 6-8 local channels I couldn't understand, no CNN. The door deadbolt didn't work, leaving only the bottom handle lock. Worst of all, the safe wasn't attached to anything, so it could be carried off, and I took mine to the front desk and complained the next day. It feels like this place is being allowed to go downhill even though the location is great and it could be much better. I don't understand why they can't compete with Agoda either. I tried to extend at the Agoda rate I had, but the hotel itself wouldn't or couldn't match it. Crazy. This is a 3 star hotel for a reason, and it needs a lot of improvements. It felt more like a tax write-off than somewhere comfortable you'd want to return to, brag about, or remember fondly.

I'd be happy to stay here again. For the price, the relatively new building, and the pool, it's a decent hotel near Walking Street. The new building has a lift, so unlike the old wing you don't need to climb stairs, which is handy if you've had a lot to drink. I stayed in a Premium Deluxe room there for about 4 nights at the end of August. The room was comfortable, with good pillows and a blanket, and the place was fairly quiet despite being near the action. It was less than a 5-minute walk to Walking Street, and the walk felt relatively okay. Internet was stable and pretty fast. The air conditioning was powerful, sometimes too cold, though its functions are basic. Water pressure was reasonably good, with plenty of hot water, better than at some other Walking Street hotels I've tried. The pool looked well maintained, though I didn't use it. Security seemed okay: any "guests" had to show ID, and the front desk called to check everything was fine before letting them go. Service was good. Requests like extra towels or room cleaning were handled right away, and they lent umbrellas for rainy days as long as you returned them. The staff seemed a bit inexperienced, but I'm sure they'll improve. There was a safe for belongings, which I was okay using, and nothing went missing. The outlets were conveniently placed, with enough for most of my devices, and there was a small balcony for fresh air and smoking. A few things need work. Some shower tiles in my toilet had popped out, so the contractor clearly didn't do a good job. The clothes rail was very high, even for me at 5'9, and I had to stretch to reach it. A shelf in the shower would help, since I had to leave toiletries on the floor and bend down to use them. The TV table was oddly low and gave a strange viewing angle. Toiletries were limited to soap and a toothbrush, so bring or buy shampoo and body wash. Work on the upper levels was still going on while I was there, and it got dusty now and then. It should be okay once the work is finished, maybe by the end of the year or next year. The TV only had local channels, if that matters to you. Housekeeping needs attention too. They didn't knock or clean when I spent a full day in the room until I asked, and I had to request clean sheets when I first checked in. After that, cleaning was mostly fine. Only one lift was running, but there weren't many people in the new wing, so the wait wasn't long. They said credit card service was down, so I had to pay the remaining amount in cash after upgrading my room. Hopefully that's fixed next time. The balcony also needs care: there was a lot of mould where the air conditioner water drips.
