The mall is just a few minutes' walk away and has pretty much everything I need. The buildings and facilities are well maintained, and the place is peaceful and quiet. Staff are friendly and professional, while security strikes a good balance between being professional and keeping a happy, safe environment. I've lived or stayed in Makati, Pasay, Lingayen, Vigan city, Angeles, General Santos, Koronadal, and Palawan, so I have a good amount of experience living in the Philippines. As a European guest here, I rate this area highly.

The grass is well maintained, and the building numbers are easy to see. It's windy around here, and every unit has its own veranda for fresh air. There's a swimming pool too. I like that the place is right behind SM Sucat, and I'm giving it five stars for being properly maintained.

When I first became a tenant, this place felt like an easy escape from the city's rush. These days it's crowded, the pools and open areas fill up, and construction seems to go on forever, so the noise is hard to miss. I still own units here and drop by now and then. The new LRT line should help the value rise, and it may already have.

SMDC's Flood Residences has left me with a wasted investment and no accountability. The PMO is the worst. With SMDC, you lose.
