The lobby security staff were friendly, polite, and always ready to help. The location also made everyday errands easy: Grass Residence Tower 3 links by a suspended walkway to SM North EDSA and SM North Annex, with a large parking area for people arriving by car. There are small markets and affordable laundry services nearby too. In the middle of the complex are an Olympic size pool, a separate children’s pool, and a gazebo. Christmas decorations covered the complex during my stay and gave it a welcoming, festive feel that suited Manila’s traditions. My room was modest and basic, but comfortable enough for a short or medium stay. The water pressure was lower than I expected, probably because the tower is older. Tower 3 is handy for taxi pickups, though dealing with the outside gate guards could be frustrating. They kept asking for documents even though I passed through several times a day, while access through the SM North EDSA and Annex tunnels didn’t involve the same checks. That inconsistency left me wondering about the security setup. Elevator waits were another clear drawback. At busy times I waited over twenty minutes more than once, and one elevator was often unavailable, making delays worse. There’s a lot going for the residence, especially its location and amenities, but Tower 3 could use some improvements.

Everything you need is just a short walk away, with SM North right next door. My unit was clean and cozy, with the basics: Wi-Fi, aircon, and a small kitchen. The pool was a nice extra. A comfortable, easy place to stay in Quezon City.

We rented a small condo for an extended vacation, and it was just right for us. SMNorth is an easy walk away, and the location is great. I’d happily stay here again.

Expect it to feel crowded when you arrive. Most units in this building seem to be occupied by tenants or owners’ guests rather than the owners themselves.

Contractors should watch out for the engineering department. They keep delaying construction work, including work for commercial tenants. They’ll agree to visit so the workers can start or continue, then not show up, reschedule, and still fail to arrive. Days get wasted for nothing. They also make unusual demands that aren’t part of the usual work, such as extensions, and the protocol seems to change depending on who you deal with. One engineer may allow a test after it’s agreed in the group chat, then another stops it and asks for a written letter. The owners, Sy family, should know what Hocus pocus their employees are up to. It gives the impression they want to receive *something* just to do their engineering task. This is private, not public!!! Do your job properly!!!!!
