We knew the building was under construction when we booked, as of November '25, so the plastic-covered windows that couldn't be opened were okay. The rooms themselves were lovely and well designed, but everything else made the stay very difficult. The tiny toilet was uncomfortable for me as a tall person; switching on a light once caused a blackout, the electricity seemed unstable, the shower clogged on our last day, and the wifi never worked despite my message about it through booking. No one was around to help with these problems, and the service generally felt very slow, as if you were left alone once you'd paid. Finding the place was hard because it's tucked inside a yard, accessible only through an intercom door. Nobody answered when we rang. We got into the yard and building only because someone else was leaving and we slipped in behind them. A number on an information sheet on the first floor finally got us through to someone on our third call. They said we were 'lucky that there is still an employee present' at the office, since reception is normally staffed only until 9 pm. We arrived at 10 pm on Friday after our flight was delayed by an hour, and nearly couldn't check in. We stayed over a weekend and never saw anyone at reception again. The owner referred us to a message on booking about check-in, but that didn't feel like enough. At this price, you're paying for service as well as a bed, and the service here was close to nonexistent. Being told we were 'lucky' after paying in advance and arriving just an hour late because of the flight felt inappropriate. We nearly ended up outside a locked door, facing the prospect of finding and paying for another hotel. I rarely leave negative reviews, but some of these problems had apparently been reported by other guests months earlier and were still there. The owners have the means to improve if they choose to. I wish them all the best, but under these circumstances I can't recommend staying here.

The area made this stay: we could walk to the Presidency, Old Town and the National Palace of Culture, and the bus stop was right nearby. The mattress was really comfortable, and the room was great. Breakfast was at a lovely café close by, and I loved their flat white. I'd gladly come back. There were some frustrating problems, though. The bathroom drain smelled strongly, and nearby construction started at 7:30 am. The pillows weren't comfortable, and one pillowcase had a big tear. We were told about free lockers, but nobody sent us the code for the reception room. We waited outside with our bags for half an hour before anyone picked up the phone. The sockets also need a different adapter from standard European plugs, so I couldn't charge my phone for the whole stay.

Bez Kantów is hard to reach when you need help. The email listed on the website doesn't work, and I couldn't get through by phone. I need an invoice and still don't know how to contact them. The breakfast café is lovely and the food is tasty. Rooms are small and plain, but nicely decorated. Sound carries badly between rooms: a shower next door sounds like a waterfall, and a toilet flushing can wake you in the middle of the night.

The soundproofing is so poor that it feels like there aren't any walls between rooms. We could hear everything. On top of that, when we had a serious sewage problem, nobody replied that evening or the next day. After check-in, it felt as though guests stopped mattering, and reaching anyone by phone or email seemed impossible. We only learned about the renovations after booking, once free cancellation was no longer possible. When we arrived, it felt like a construction site, with opaque film over the windows. Earplugs were offered to ease concerns about the noise. This was by far the worst accommodation we've had this year. We sincerely can't recommend it. It had no coziness or comfort, and seemed focused only on taking guests' money.

The rooms look beautiful, but you can hear the neighbors coming in, punching the code, using the coffee machine and flushing the toilet. The soundproofing is poor. Still, I think the location is about as good as it gets in Warsaw. Breakfast is served all day at a nearby café, so there's no need to get up early.
