I messaged the hotel on Line with my complaints, and they responded well, promising to improve the rooms. At checkout the next morning, the receptionist was kind, apologized, and said they might consider a partial refund. She also told me the dog-friendly room meant I had two rooms in one villa to myself. Nobody had explained that before, and the rooms weren’t connected, so having two didn’t help much. Still, I thought the refund offer was a nice gesture. I paid 3,899 baht for a so-called dog-friendly villa, but it was one of the worst rooms I’ve stayed in. It was smaller than a single motel room, so I wouldn’t call it a villa. The place was old and badly renovated. There were cobwebs in the toilet, and the bathtub couldn’t be used because its drain cover was broken. The showerhead was so low I had to squat, and the water pressure was poor. A 6 cm hole in the floor could let insects and other creatures in, and made it easy to lose jewelry. The outdated AC changed temperature through the night and blew straight onto the bed, making sleep difficult. Thin walls let in noise at night. They didn’t contact me again until I messaged them two days later. I didn’t expect a refund, but since they’d offered one, I thought it was a nice gesture. The admin said they’d get back to me, then eventually offered 1,000 baht. I gave them my account number and naively thought they’d send it, but they disappeared. It’s been almost 10 days, and I don’t think the money is coming. I wouldn’t have posted this after giving direct feedback, but they lied, and I want others to know. I don’t want anyone else dealing with such horrible business practices.

The room key deposit of 1,000 thb gave me a poor impression. The main issues for me were the price and location. I paid 1,990 per night, 9,300 total for 4 nights, for myself and my two cats. That didn’t feel like good value, though I’ll leave it to potential guests to decide what it’s worth. I booked in a hurry, which was my mistake. The property sits in a cramped compound several km from sukhumvit, and it was difficult to drive in and out. I wouldn’t recommend doing that at night. The area doesn’t seem suitable to call a resort. I may have been the only customer for 3 of the 4 nights. I’m giving it 3 stars only because it could work for some people at some price. Anyone considering it should LOOK FIRST so the property doesn’t come as a surprise.

We booked a two-bedroom room, but on arrival were given just one bedroom. Nobody at the property helped us get the room we’d booked, so we left. I’d give zero stars if I could. We’re still trying to get a refund for the false advertisement, but the property and booking.com keep sending us in circles and won’t get back to me. We paid in full and didn’t receive what we paid for, so a full refund is ethically deserved. I’ll take this review down once the issue is resolved.

For 400 baht a night including breakfast, it’s definitely good value. The room is spacious and air conditioned, with a decent-sized fridge and a lovely wooden balcony outside. The pool area is beautiful. You can order food at reception, but last orders are at 7pm.
