There’s a good swimming pool, with a choice of seats and recliners, and the breakfast buffet has plenty of choices with unlimited servings. The hotel is being upgraded gradually and makes for a comfortable stay. The upgraded rooms are good quality, with comfortable beds, nice linen and bedding, plus a TV and kettle with tea and coffee. Staff are always polite and welcoming, and keep a close eye on what’s going on. The recent price increase is because breakfast for two is compulsory. That’s poor value for a single guest, who pays the same as two people. The bathroom is very small, though it was okay for me, and checkout at 11 am feels early. I’d prefer noon so I could swim before packing. The motor in the back lift is very noisy and carries into nearby rooms. There’s nowhere to leave a bicycle anymore, which has changed over the years. Maybe they don’t want cyclists now that they’re moving upmarket.

I like efficiency more than luxury, and this hotel suited me well: simple, with what you need, including a bed, shower, swimming pool, breakfast, and Wi-Fi. There’s even an ATM right at the entrance. The location is ideal for your first few days in Bangkok, with the old town and lots of interesting places close by. I’d recommend it to solo travelers or couples.

This place feels like home if your mum was Thai! The staff are friendly and helpful, the rooms are lovely, and the pool is always refreshing. I’ve been coming for years and will be back. The location is second to none, just off Soi Rambuttri with plenty of nightlife. The no.15 bus outside goes to MBK mall and Bangkok City Arts Centre, and the beautiful Chao Praya River is across the road. Swadee Ka, New Siam 2, you’re in our hearts ❤️

The place is clean and efficient, but the hospitality has gone. I’ve stayed with this ‘family’ of guesthouses since 1997, and at this one since it opened 20 years ago. I used to find a friendly welcome and lots of smiling service. Even changing from a nice breakfast menu to a bland buffet adds to the feeling that guests are just being moved through. Nothing is terrible, but nothing is great either. It feels overpriced for a guesthouse without being nice enough to count as a decent hotel. The price is close to hotel rates, but there’s no hotel-level professionalism or comfort, and not even a welcome at check-in. For the same money, newer places nearby offer softer beds, better showers, and less dated decor. The refurbished rooms cost more, yet service at reception and in the restaurant is still uninspiring. I’ve stayed here 10-12 days a year for 20 years, and even lived here for two months once. It’s just not good value anymore, and sadly, it’s time for me to move on.
