A beautiful, well-maintained condo, with good access to the key Sukhumvit area, trunk roads, and highways. It seems popular with expatriates.

The lobby and exterior look good, and the location is convenient. I’m on a fairly high floor, so I can’t say how bad the club noise is lower down, though other reviews say it carries clearly. I’ve lived here for six months, and there hasn’t been a month without very loud construction. Often it’s happening every few days. The drilling and shaking are deafening, and dust gets into the apartment because openings are covered with little more than flimsy tape. They say the work is repairs from the earthquake a year ago, but jobs seem to be redone two or three times, bringing the same noise and mess again. It feels like they’re cutting costs by hiring people without the right experience. The juristic office can take a week to reply, or not respond at all. Security is technically around, but not especially helpful or welcoming. The elevator areas are often kept dim to save a small amount on electricity, and some elevators make worrying, flimsy noises. There are also daily Airbnb-style check-ins, even though short-term stays like that are illegal. It looks like another Bangkok complex built to impress at first glance. If a nice lobby and handy location are all you need, it may suit you. For a decent place to live, I’d spend the money elsewhere, especially at these prices. If you like the area, Park Origin Phrom Phong 24 is a much better option.

I was on the 33rd floor, but the bass still came through the windows. There’s an outdoor electro club with no wall, and when it’s running from 22:00 until 4:00 each day, the windows vibrate and sleeping is impossible. Low frequencies are especially hard to block. I stayed 15 days, with 110 000 Bath paid for three months. The owner initially admitted there was a noise problem, then denied it when I asked for my deposit back. I even offered to accept only 30 000 Bath back, but he kept the full amount.

The pool is the highlight, with an amazing view. Go at night if you can, and you’re allowed to stay there until 22:00. The apartments are modern and clean too.
