We usually come to chaing Kahn twice a year and have for the past 10 years. This is a great place for the price. It's super clean, the staff are very polite, and the bed is comfortable. The second floor helps block out the road noise.

It feels like a homely guesthouse, and the pictures are accurate. The room seemed quite new, clean, spacious, and airy. We didn't need the room cleaned, but the friendly, thoughtful staff left a basket of toiletries and fresh towels outside for us. The location is great, away from the traffic at Chiang Khan walking street and only a 10-minute drive from Phu Tok. There's a small area with hot water, instant coffee, hot chocolate, and biscuits for breakfast. The wifi wasn't very stable, and our room felt a little cold at night when we stayed in December.
We got a large room with two beds, one big and one small, for three people, and paid 950 baht. I thought it was good value. The room was clean and had a fridge, TV, fan, air conditioning, water heater, and seating area. There's space for about three cars out front, with more parking across the street. The guesthouse is on the main road to Kaeng Khut Khu, not far from Chiang Khan Walking Street. My room faced the main road, so the traffic noise at night was noticeable, especially with the area around it otherwise quiet. It didn't bother me, but it may not suit someone who has trouble sleeping or wakes easily. I don't know whether the rooms facing away from the road are as noisy, though they would likely be quieter. Snacks, coffee, and Ovaltine are provided in the morning.

The accommodation has parking for three cars out front, is not far from the walking street, and has a downstairs coffee shop with drinks and snacks. The rooms and surrounding areas were very clean. The room was spacious and well-equipped, and the mattress, blankets, and towels were new and clean. Convenient and good value, highly recommended.
