Breakfast had a decent range of choices and was served in a pleasant open-air area. The hotel is well located in town, with good parking for motorbikes. We were just passing through for one night. The rooms are huge, though they also had plenty of ants. The shower was hot and had great pressure, but the bed was very firm. We’ve stayed all over Asia and still find beds like that odd, so we’ve started emailing hotels ahead to ask about mattress firmness. The reception staff weren’t awful, just not especially helpful or engaging when we passed by, which made a weak first and last impression.

Everything seemed fine until checkout, when reception asked me for 400 baht to replace an old floor towel because I’d used it to wipe up spilled coffee. I asked how I was supposed to clean the coffee, but she had no answer. The charge went down to 200 baht, then to zero after I asked to speak with management. It felt like haggling over a souvenir at a market. Towels can get dirty from coffee or food during a stay, that’s part of doing business. I’d advise guests to check their bills carefully before leaving.

The rate is very reasonable, so I’m happy with the stay. It was as advertised. Just know that check-in time is enforced strictly. The Wi-Fi password on the sheet didn’t match what showed up on my phone, and the Sleeping Tree Server was unverified.

Breakfast came with the room. I only stayed one night on my way to Chiang Rai. The bed was firm, and there were quite a few ants in the room.

There are restaurants and markets nearby, plus plenty of parking. The staff were friendly, and the room was large (403) and very clean. Water pressure was strong too. Great value, thanks.
