The bed was so hard that I struggled to sleep. Electricity cost us 10,000 baht for 21 days, about double the supplier’s going rate. Charging for electricity is fair enough, but I suspect they add an 80-100% markup. They also asked me to cancel my Airbnb and book a different place in the village, which I did. It took two months to get the full refund for the canceled booking. The office staff were incompetent and stressful to deal with, and they tried to overcharge us twice.

I wouldn’t recommend this place to anyone. We were promised the deposit back within two days, but more than a month later it still hadn’t arrived. We kept hearing that accounts would be chased and we’d get a call that day. I heard that at least five times, but it never happened. Now they’ve stopped responding to LINE messages and answering the phone. The electricity bill for a three-bedroom house was an extortionate 15,000 baht a month. They also charged extra just to wash the bed linens. Count every fork, spoon, plate, and cup when you arrive, because they charge if anything is missing. Checking is somewhat understandable, but they take it to another level. Absolute rip-off.

We came for two days while looking for a house in Hua Hin, so we didn’t really use the services on site. The manager was helpful and gave us some good suggestions. The villas are beautiful, with solid construction and clean lines, and the setting feels tranquil and relaxing. I’d recommend hiring a car or taking a cab, as that makes getting to the city centre much easier.

The two things that brought this down to three stars were the power outage and the checkout charges. Electricity went off from 7:30 to 10:30 in the morning, and nobody arranged anything for us. We had to sit in the house we’d paid 10,000 THB per night for, without power or water, so we couldn’t shower, brush our teeth, wash our faces, or use the toilet. They also charged 2,000 THB for cleaning after our two-night stay and for a supposedly missing fork and spoon. I’m not sure about those items, but nobody in our party lost or took them. The compound itself has modern, clean buildings and impressive architecture, with a pool inside. It’s quiet, has a good atmosphere, and security guards are present. It’s far from the city centre, and the service was not bad.
