S&Y Apartment

I rented a room on a one-year contract, from June 16, 2025 to June 15, 2026. Rent was 7,500 baht monthly, with a flat 200 baht water charge and electricity at 8 baht per unit. At move-in I paid a 15,000 baht deposit plus 7,500 baht for the last month's rent in advance. For the first month, I paid half a month's rent. But when I gave notice, the landlord said half-month rent wasn't an option and I had to pay the full month. I moved out at the end of May, so I paid the 7,500 baht June rent I'd already paid without staying there. I don't mind, since I didn't complete the full contract, but I wish they'd told me earlier that half-month payments weren't available. It felt like I was made to sign a one-year, one-month lease. There are some practical positives: Srinakarin Hospital and the Heart Center are about 700 meters away on foot, and parking is available. The rooms, however, are small for the price. A low ceiling and pillars sticking out from the walls make the space feel cramped and even narrower. The layout doesn't ventilate well, so it gets humid, and there were ants from my first day. The bathroom has a window but no airflow, and there was mold and poor drainage. Some furniture was awkward to use: the bench drawer opens at the front but the bed blocks it, and the bedside table drawer is obstructed by the chair. The parking ceiling is low too, which could make it hard for taller vehicles to maneuver up. Cleaning before I moved in was inadequate, with a lot of dust waiting when I arrived. The receipt for reimbursement listed 5,000 baht as room rent and 2,500 baht as furniture rental. When I asked, they said the furniture rental couldn't be canceled, and that the receipt would come later because the central accounting department had to process it. Rent paid late, after the 2nd, incurred a penalty, but receipts were only provided around the 5th, though I thought they should be available on the payment day. My 15,000 baht deposit refund was also delayed. I arranged to move out at 11:00 AM and was told they'd transfer it to my account. It arrived at 4:30 PM as 14,600 + 200 baht, with no explanation for the deductions. When I asked, they said 500 baht was a cleaning fee (??) and 300 baht was a key card deposit, leaving 200 baht deducted from the security deposit.

The front desk let the stay down. I had to ask three times before I got a receipt, and at checkout nobody mentioned the 100 baht per hour surcharge for leaving after 12:00 PM. They took it from my deposit, which was very disappointing. The rooms themselves are new and clean, housekeeping is good, and the location is convenient for Kangsadal and Srinakarin Hospital.

I booked through Agoda for a great price and stayed on the 4th floor. The room felt new, clean, and spacious, with all the facilities I needed. I was impressed by the good water pressure, automatic-flush toilet sensor, smart TV, hairdryer, slippers, and the thoughtful choice of materials and equipment, including a Daikin air conditioner and rain shower. The one small annoyance was the key card deposit. It wasn't returned at checkout, and I waited about 4-5 hours for the hotel to transfer it back. It wasn't a major issue, and I'd stay again if I get the chance. I work in Khon Kaen often, but this was my last stay there. If work takes me back next time, I'll definitely come here again.

The place is clean and new, with the bathroom and kitchen separate and no odors passing between them. Parking is tricky because it fills quickly, and the top floor has a 1.60m clearance for cars. In the twin room, the Japanese-style toilet doesn't flush very forcefully. If you use the toilet often, waiting for it to finish flushing could be frustrating. 🥲
