We had plenty of space in the bedroom, and the beds were really comfortable, with lots of pillows to choose from. The duvet was fine, and there were fluffy throws if needed. The radiator kept the room warm. It was clean, with fresh linen, and we slept well. Wi-Fi worked without dropping out. There was also a tea and coffee tray, some basic toiletries and plenty of towels. The woman who checked us in was helpful with restaurant suggestions and booked us a taxi for the morning. The location worked well for the beach, shops, takeaways and restaurants, and buses stop at the end of the road. The area seemed fine: we walked back from BC at 11pm, about 20 minutes, without any issues. We went in November and paid £45 for a family room. The main drawback for us was the distance from the Brighton Centre, which we were visiting. That was our mistake for not checking the map more carefully. The walk to the train station takes 20-25 minutes and is quite steep, though a taxi cost £6. There are no lifts, and the stairs are very steep and narrow, including the ones down to reception. That’s difficult for anyone with mobility or lung problems. I have lung issues myself, but forgot this was a B&B rather than a hotel with lifts and didn’t ask for a ground-floor room. The bathroom and shower cubicle were tiny, and the sink and toilet area was cramped. The bathroom layout wasn’t very practical, perhaps because the building had been converted. The decor was dated, but it didn’t really affect our stay. For a winter one-night visit at a similar November price, I’d probably stay again and check the bus routes. I’ve seen prices are much higher in summer, and with the distance, stairs and bathroom, I probably wouldn’t pay the higher rate.

The noise was unbearable. We were in room 1 by the front door, with people coming and going until 3am. Guests upstairs were moving around into the early hours, and there was loud music and singing from the property next door. We barely slept on the second night, so left at 8.30am. Nobody was around for us to check out. We stayed two nights. The beds were comfortable and the room was clean, but the furniture was dated and the room needs upgrading. For what we paid, it felt like a rip-off. Do not stay here.

The old palace guest house was perfect for our short stay. It’s right on the beach, in a great location, and the rooms and service were nice. Check-in was smooth, and the staff were really helpful. I’d definitely recommend it.

The bed was comfortable, and the staff were friendly. The room was very dated, though, and I think every piece of furniture had some kind of damage. The shower was the tiniest I’ve ever seen. Anyone larger than a slightly smaller-than-average woman would really struggle in it. Still, it was a pleasant, comfortable and clean stay overall. The location is great if you want to be near the town centre and have nice sea views. The room could do with an update.
