I paid £40 a night, and even that didn’t feel worth it. This place is a shadow of the beautiful, busy hotel I remember from around 25 years ago, when it hosted functions, weddings, and conferences. The former owner, Tim, and his dedicated staff would be horrified to see it now. There used to be a well regarded restaurant serving exceptional food, but that’s gone, and there’s no bar anymore either. Don’t be taken in by adverts for weddings and conferences, those events definitely aren’t happening. Unless there are drastic changes, I wouldn’t stay again. The room was filthy, dusty all over, and marked on the walls. The bath and taps were dirty, the TV was old and dusty, and the extractor fan was full of muck and didn’t work. Dust covered the skirting boards, and there was an old knife and fork in a drawer, which I washed. The radiators were broken and dirty, and I even rescued a spider from the bath. The grounds are a health hazard. I put the door hanger out because I was there for more than a few days and wanted the room serviced. A man looked at me from outside and asked if I was leaving that day. I said no, I wanted the room cleaned, but it wasn’t. The photos show the dirty bathroom, and I could have shared many more. So sad to see a beautiful place ruined like this. Breakfast wasn’t even continental, just cheap and not cheerful. There was a coffee machine that made adequate coffee, and I swapped my cups for a clean mug from the breakfast area each day.

The location just off J16 is ideal, and the price can be low if you book late. The room was warm, the bedding clean, and the Wi-Fi and parking were free. That’s about where the positives end. It looks like a grand house with a motel wing added, but the place is badly neglected and feels like it hasn’t been maintained in 20 years. The bath was stained, the shaving light didn’t work, and the shower barely trickled. There was dated 60s furniture and a TV the size of an iPad. Its power lead ran across the room and blocked the wardrobe from opening. The window latches barely worked, the skirting boards had thick dust, and the carpet and paintwork were tatty. Service was pretty terrible. There was no cooked breakfast because the kitchen was being “renovated”, though it seemed more likely condemned. The so-called continental breakfast was miserable: packet cereal, tired fruit, and packaged croissants full of additives. If you book early, get the Premier Inn or Holiday Inn Express for about £65 a night. Leave it late and this place may cost about the same, but at least you get a clean, warm bed.

The convenient location and ample parking might have been nice if Marsh Farm had been looked after. It was cheap and reasonable, but really run down, which is a shame. We booked just one night, and the one-star reviews turned out to be completely accurate. The room was absolutely filthy. Bedding was the only thing that looked changed or cleaned. Thick dust and grime were plainly visible throughout, not just in corners. Dirt, dead bugs, and hair covered the floor, while black and brown grime coated the bathroom floor and walls. It looked as though nothing had been wiped for months. There was so much dust, especially around the bed’s headboard, that it probably caused our dry cough and irritated eyes.

We keep using Marsh Farm because it’s ideally located for our family visits. We’ve been coming for quite a few years, through several changes of ownership. The rooms and grounds now badly need maintenance, and the accommodation is only adequate. It used to be an ideal wedding venue, but sadly it isn’t anymore.

We booked two rooms including breakfast for 10 December 2025. The heating didn’t work, and the temporary radiator they put in the room didn’t work either. There was no bath gel or shampoo for a shower. At breakfast, after we sat down, a man told us our breakfast was only what we could see: butter, milk, croissant, and bread. Completely rubbish.
