Even after we’d missed the coffee and snack service around 11 on Sunday as we were checking out, the woman at the desk offered us snacks and fresh fruit. That was so kind of her. Everyone was welcoming, and the place felt cozy and romantic. I loved it, and it was a lovely spot for a weekend in Austin.

The staff were friendly and helpful, and the room was clean with a comfortable bed. They also have a very friendly cat. The room didn’t look like the online photo. My wife noticed that the furniture was different, and what was there looked cheaper and made the room less attractive. The jacuzzi tub seemed old and was extremely loud. Breakfast was limited to granola bars, yogurt cups, and sliced apple fritters, though there may have been other food.

The outside looks nice, but we left a day early and moved to another hotel because we couldn’t sleep. The bed felt like a trampoline, and the blinds let in so much light that we were up at sunrise. There are no temperature controls, so our choices were a hot, stuffy room or a cold one. Wallpaper in our room was coming off the ceiling, and there wasn’t any sugar for morning coffee. This was my first negative review, but for a similar price I’d choose another hotel. We usually stay at boutique places, though this experience may change that.

The French Room’s bathroom was beautiful, with what I believe was original tile, and the clawfoot tub alone almost made the stay worthwhile. It’s a lovely property, full of distinctive antiques and details, and parking was free and easy. Staff were courteous and explained check-in and the amenities clearly. The location is central and walkable. But light sleepers should avoid the French Room. Its old single-pane windows face a busy street, and the traffic noise felt like sleeping beside a highway. Staff responded when we asked for a fan, but the room needs better soundproofing to feel comfortable. The constant noise was very disappointing. I’d skip breakfast, too. The selection and quality were poor, with packaged granola bars and grocery store donuts, and the coffee wasn’t drinkable.

We loved spending time in the yard, especially relaxing in the hammock under all the lights in the trees. Breakfast in the dining room had plenty of good options, including Nutella, cinnamon rolls, fruit, and yogurt. The owners were incredibly accommodating, and check-in and checkout were easy. Our Gothic Suite in the yellow house was beautifully furnished and very clean. It also had a second lovely room with a comfortable twin bed and its own porch overlooking the backyard. Everything felt cozy and comfortable, and I’d recommend this B&B to anyone staying in Austin for a few nights. We’d been curious about the place for ages because we often drive by and admire the lights in the yard. We finally stayed for a night after they offered us a generous discount, and loved every part of it.
