The location is close to downtown but still quiet and away from the bustle, a really nice balance. From arrival, the staff were kind and attentive, and the rooms are beautifully designed with unbelievably comfortable beds. I’m tempted to ask for the exact bedding details so I can recreate the setup at home. Five stars in every category, and highly recommend. Photo is sunset from the rooftop at the Frances Modern

We loved our night at the Frances Modern Inn. The staff went out of their way to help with parking and even left birthday cupcakes for my husband. There’s a lovely patio and courtyard to relax in before heading up to our suite. Room 15 is a gorgeous two-story suite with a curated apartment feel and all the amenities of a five-star hotel. It was very clean, with a comfortable bed and linens, a beautiful clawfoot tub in the bedroom, and LED candles that made it feel cozy and romantic. The kitchenette is well equipped for a nice meal in. The East Side location is great, with plenty of bars and shops within walking distance. We couldn’t try the in-house restaurant this time, but the menu looks good. We’ll absolutely stay here again. It’s a great home base in Austin.

Room 6 was gorgeous, and I’m sure the other rooms are too. The thoughtful details stood out, from the super-soft robes and bathroom vanity kits to the blackout curtains and beautiful bay window where I could have sat for hours. The staff clearly care about making guests feel welcome. There’s free coffee from espresso machines on every floor, endless seltzer waters, books to read, and plenty of shared spaces to lounge in and enjoy. The inn is surrounded by boutiques, vintage stores, and some of the best breakfast tacos around. It’s an easy walk to E 6th street for food, bars, and music. I truly can’t say enough about how fabulous this place is. This is THE place to stay if you’re visiting Austin. The tall fancy hotels can’t compare, and I’ll be back!

We enjoyed our recent three-night stay at the Frances Modern Inn. Room 11 was spacious and comfortable, with several seating areas, a desk, and a lovely bathtub in addition to the shower. The shared common area, Jura coffee machine, cold soda water, and free parking made the amenities just right. The staff were helpful and responsive, even bringing us towels when we made an impromptu plan to go swimming. Highly recommend this lovely inn for a stay in Austin!

We loved staying at the frances Modern hotel. The rooms were comfy and well designed, and I really liked the cute lounge areas on each floor, along with the coffee maker and drink selection. The back patio and roof deck were thoughtfully done, too. Such a cute vibe, and a great location for exploring East Austin!
