Moving can be stressful, but Kayleigh R made the whole process feel easy. She was patient, friendly, professional, and quick to answer my questions. It was clear she cared about helping residents feel comfortable. I had a great experience and would recommend River House Apartments, especially if you get to work with Kayleigh R.

The cleaning lady and maintenance guys are the only good part of living here. They're very nice, helpful, and do what they need to. Otherwise, after about a year, this has turned out to be an overpriced apartment with thin walls. Roaches have been crawling around my apartment and in my appliances, despite claims that there's pest control. When I turn on the heater, it smells like weed. Management acts concerned, then says they can't do anything and calls the noise normal. They tell you to call the courtesy line, but you never get a response or information back. It feels like they only care about things that affect them, not their tenants. I expected a nice place, but it's been very disappointing for a place advertised as luxury.

The apartments looked okay, so that's where the two stars come from. But the location didn't seem great, and basic places like a supermarket, cafes, or somewhere to eat weren't convenient. The leasing agent, Kaylee, seemed disorganized and gave a lot of double talk when I asked about security. The manager, Kristal, was possibly the rudest person I've dealt with in a long time. I heard her yelling from an office where people couldn't see her, and when she met prospective tenants she didn't even introduce herself. I couldn't leave fast enough. There are too many better options. Hard pass. The manager needs manners and training in how to act professionally.

The pool incident really bothered me. A noise complaint was made about me and a group of residents while we were there, but the responding officer said he didn't hear a disturbance. We still had to leave, which made it hard to enjoy an amenity we pay for. I've also personally seen members of leadership belittle and judge both a resident and a staff member. Common areas aren't cleaned consistently, and first-floor apartment door fixtures look like they may have termite damage. The building has recurring leaks and visible cracks that get patched, then show up again. Major concerns aren't handled promptly, and upkeep feels reactive instead of preventative. Two of the three security gates technically work, but some are easy to access and left open, raising concerns about security and oversight. Rent keeps going up without meaningful amenity upgrades or property improvements. Management hounds residents over small balances but doesn't seem accountable for legitimate concerns. Problems get sent to “regional” management and nothing changes. That lack of accountability seems to exist at multiple levels, and the leasing manager, Krystal, shows little professionalism or ownership when concerns come up. I'd strongly advise prospective tenants to look elsewhere. The complex seems to put rent increases ahead of residents, accountability, and proper maintenance.

I've been here for 3 years and love the quiet, nice, accessible home. The scenery is exquisite, and the two maintenance guys are amazing, always on top of requests. The office and the nice cleaning lady who wears the scrubs make sure everything is clean. Trinity, one of the leasing professionals, makes every visit personal and easy. She's so approachable. The main leasing manager, crystal, is also kind and understanding, and helps with whatever questions you have. 10/10, highly recommend for students or elderly renters.
