This was my first time here, and it will be my last. When we pulled up, people were standing outside by the doors, and I actually thought it was an apartment complex. We found our room dirty on the first day. Staff said the cleaners had left, then handed us a rag and spray so we could clean it ourselves. The small sink and bathroom were dirty too. Then I woke up to a roach crawling on the nightstand. Never coming back.

The room smelled clean when I arrived, as well as looking clean, and there was no faint cigarette smoke smell like I've found in some rooms. The bed was comfortable, the Wi-Fi was free and fast, and it stayed pretty quiet even though the property was quite full. I also got a late checkout without any trouble when I asked the front desk. I was impressed with this place on a short business trip. Having a kitchenette with a full-size fridge was a nice plus. It was a really good experience at a chain I'd never used before, and I'd stay at this location again without hesitation.

I booked a week at Suburban Studios because the price for a room with a kitchenette looked great, but I only stayed one night before moving to the hotel I usually use. The website says the kitchenette comes with dishware and silverware, yet there wasn't a single piece of cookware or silverware. No kitchen cloths or towels either. Another guest said I could buy those things at a store, but why should I have to purchase the kitchen supplies when a stocked kitchen is supposed to be included in the rental price? The room felt like a dorm or prison quarters, with plain light blue walls and nothing on them. There were blinds, but they were hand operated with no strings or twist stick, and no curtains. Blackout curtains would have been better. There was a faint yellowish streak along one edge of the fitted sheet. I don't want to know if it was a faded poop streak. The kitchenette was clean, but the sink had been missed by housekeeping and the faucet had lime deposits. The bathroom was okay and clean, though the tub could have been cleaner. There was no hair dryer. My one shower took forever because the water pressure was horrible. There was an ironing board but no iron, and only two hangers. No ice bucket or ice machine in the building, and no in-room coffee maker despite what the website says. There was no coffee or food in the lobby in the morning, not even muffins or breakfast bars. The vending machines took coins and bills, but no cards. Who carries cash all the time nowadays? The front desk closes at 10 pm and doesn't open until 9 am. The room phones couldn't call the desk, so once staff left for the night, you were on your own. Housekeeping came only once a week, and fresh linens or anything else cost extra. That's not included in the rental price either. Staff had excuses for everything and tried several times to get me to stay, even after I said I was booked elsewhere. The front desk person left the manager a note to call me Monday morning, but today is Monday and nobody called. I guess management doesn't want to deal with unhappy guests. I'll call corporate, and if I can't get a refund, I'll dispute the charges on my credit card. Other guests were bold enough to ask me for rides. No, call Uber or Lyft. I do not recommend Suburban Studios if you're looking for a hotel. You might want to avoid any of the Choice Hotels chain too, for that matter!

We stayed eight nights, longer than we'd first planned for our trip, though I wouldn't call it extended stay by most definitions. There was a long list of problems, but given the price, amenities, and location, we have talked about coming back to this place when we return to Ohio. A little effort, elbow grease, and updating would go a long way. The staff weren't like the negative accounts I'd read, but we only interacted three times, twice for check-in and checkout. For the last two interactions, I had to call from a lobby phone to get someone to the desk. They were hard to find, but friendly and courteous when we did speak. Nobody checked whether we needed standard things like toilet paper, trash bags, towels, or soap, and they didn't do routine cleaning. I prefer no housekeeping, but they didn't even ask if we wanted clean sheets to put on ourselves. There were only two bath towels at the start, no hand towels or rags, so we used the larger towels we had brought for everything, especially drying our hands. Our room was in the middle of the building. The elevator was out, and the stairs were at both ends, with none near the broken elevator. If there had been an evacuation, our route out would have been one of the longest. The building didn't seem designed with safety in mind. My Other Half was bothered by how much equipment was down: the elevator and ice machine didn't work, half the outlets in our room were dead, and the stove generally worked poorly, with the larger burner hardly working at all. The side door seemed to be left open often. That's due to guests, but staff didn't seem concerned. There was a constant pot smell and clear cigarette odor on our floor, even though all the rooms there were non-smoking. Those smells weren't entirely under staff control, but are worth knowing about. There was some pre-existing damage to the walls and closet door, not too major, and we documented it and told staff. The coffee maker still had a filter full of coffee that had apparently been sitting long enough to mold. It had no carafe, so we had to contact staff to get one. The room also needed a deep clean and serious updating. People with dogs should know there isn't much space for them to do their business beyond walking around the building, and most owners seemed not to clean up after their pets. The area wasn't shifty, but it felt a little that way. One friendly guy always had an extension cord running to his vehicle, for reasons I don't know. People left trash from their rooms next to the can by the side door because the dumpster was roughly 30 yards away. Staff usually cleared it by the next day, except when they were off for Christmas.

I booked three nights to visit family in Dayton, and picked this place because I needed somewhere pet friendly for my dog. Outside, the hotel looked okay and the area seemed safe. But the hallway on the second floor smelled like people were doing drugs or smoking weed, and it was disgusting. The first floor wasn't as bad. The room itself was decent, and I didn't care about the kitchenette, but the TV and phone didn't work. There was no coffee in the room or ice maker. We had three people but only two towels, so I had to ask the front desk for more. The first two nights were okay, but the next morning my husband woke up to find there was no water. The front desk said there was a leak. I couldn't shower or do anything, and when I called back during the day, they said a plumber was there fixing it, which meant there was still no water. My family also couldn't rest during the whole stay because of noise outside our room. I've never had these kinds of problems at another hotel. It's not a place I'd recommend, and I'll never come back.
