The room was quiet and my stay was pleasant, even with stop-and-go traffic on Quebec St. nearby. Still, the nearby homeless shelter, which used to be a hotel, made me uneasy. There was full-time security, and it seemed to keep people away from the hotel, though I could see foot, bike, and scooter traffic on the supposedly closed street west of the property, with a camp hidden behind the fence. I know that isn't Marriott's fault, but it made me nervous. The two wings only connect on the ground floor. From a west-wing room, you can park on that side and be closer to the homeless traffic, or park east and face a very long walk back to the west wing, where the elevator is halfway through the building. When I checked out, there were no luggage carts anywhere. Security helped me look through the hallways, but we couldn't find one, so I had to make several trips to the third floor with my hanging clothes and bags. Parking adds $5 per night. It wasn't listed that way on the bill, but the final night's charge was higher by a multiple of $5. I hadn't encountered that before, and only learned at check-in that I'd be charged, when it was too late to argue. If that fee pays for security, I could accept it, but nobody told me that was the reason.

I left after arriving and gave up the two nights I'd booked. The location and surroundings were much worse than the website photos led me to expect, and I wish I'd read the other reviews first. The Courtyard sits in a small pocket off a side street beside I-70, and reaching it meant driving past a former Double Tree Hotel now used as a homeless shelter. People were gathered in the street, makeshift shacks were scattered around, and I could plainly see open drug use. As I drove away, around eight Denver Police cars had arrived and a large crowd had gathered while people were being arrested. There is a security guard in the lobby around the clock, near the front desk, which suggests the hotel is concerned about guests and their belongings. Knowing what the area was like, I would have stayed somewhere else. This was on me for not checking the reviews, since others had raised the same concerns. I found another hotel and will contact Marriott to ask for my money back. I find the whole situation ridiculous and unacceptable, and I'm shocked the hotel is still operating in an area this bad.

The front desk staff were incredibly kind, which is the reason I'm giving this place two stars. For a single cheap night, it might do. If you're spending a few days in Denver, I'd pay more and stay elsewhere. I was insulted by what I paid when my disabled girlfriend got none of the amenities we expected from an accessibility room. I had requested a handicap-accessible room for our two-night stay with my girlfriend and son, but it wasn't as advertised. The website photos showed built-in shower chairs, and our room had none. When we asked for one, they brought us a patio chair instead. The handheld shower head didn't work, and there was no microwave in the room, despite what the website pictures showed. We asked for the shower to be fixed while we were out most of the day. When we came back, the door was held open by the deadbolt, with no maintenance staff in sight, and housekeeping hadn't come. The homeless people never came down to the hotel or bothered us on the drive in. They mostly seemed to keep to themselves. If you've already booked, I'd cancel quickly.

We have three rooms booked for tomorrow. I called to ask whether two could be placed near each other and whether one reservation could be changed from a double to a king. The man who answered was extremely rude and said he couldn't see the future, so there was nothing he could do. I've never had anyone in a business speak to a customer that way. Avoid this hotel unless being treated like garbage is your thing. Management, the man I spoke with was working on 10/22/25 @ 7:30am.

I'm a Platinum Elite Bonvoy Member and travel every month, so I'm used to a certain Marriott standard. This hotel didn't pass the smell test. It's next to a homeless encampment, the street sign has been updated, but the rooms haven't. They're the worst Courtyard rooms I've stayed in, and the staff made a bad situation worse. The towels we were given weren't clean. I asked for replacements four times between 9am and 7pm, and none arrived. Housekeeping also never came for the promised every-other-day cleaning, and when I asked why, I got no answer. Save yourself the headache and stay somewhere else. This is not it.
