The Perry

The room was adorable, the bed was super comfortable, and the water pressure was great. They had plenty of coffee and creamer too. Parking was the one downside. The lot really suits compact cars, and since mine wasn't one, I had to park on the street one night.

I rented a room at Kasa Perry for more than four months while stationed in Denver for work, and spent over 15k USD on accommodation. The building, room, and bed were good, and the location was nice, though it's next to Colfax and a mental health institution, which brings safety issues. Within one month, $500 worth of climbing gear was stolen from my unlocked car, my $850 electric scooter was taken even though it was cable locked in front of three cameras, and my bike tires were stolen in front of cameras too. The climbing gear being in an unlocked car is fair enough, but the other thefts happened despite the cameras. I emailed back and forth with Kasa Perry several times. All they did was call the theft "alleged," say it was unfortunate, ask me to file police reports, which I provided, and say they couldn't find footage. I suspect the cameras might not even work. It feels like someone checks the property every night for things to steal. I wouldn't feel comfortable even leaving a window open. The room and building are decent, but I got awful treatment and no real action from staff on serious problems. I'd strongly avoid it if you don't want to deal with an unsafe situation.

The location was good for the rent, and both the maintenance team and admin were responsive during the year I rented here. Away from Colfax, which didn't feel safe at all, it felt like living beside the lake. One thing to factor in: all building bills were shared among the units except for unit electricity. As the only person in a one-bedroom, my bills kept getting higher month by month. There wasn't much transparency, and it caught me out a few times. Keep that in mind if you're considering an older building with a low rent price.

The bed was really comfortable, and those were the best pillows we've had while traveling. It was quiet, though there was quite a bit of light at night. I always bring an eye mask, so it didn't bother me. We were only there overnight, so I can't say much about the kitchen setup. The provided water bottles were appreciated. It's a transitional area, and we didn't want to leave the luggage that had been accidentally taken at the airport outside the door. Still, it's an easy walk to Sloan’s Lake, Odell Brewery, and The Patio, all places we love.
