The Hancock house is a stunning place, and the rooms themselves were beautiful, but the condition and breakfast were a letdown for what they cost per night. There was hair and sediment in the jacuzzi, and food on the sheets. Breakfast was served only on weekends, so I expected something special, but mine was cold, the portions were small, and it didn't feel very high quality. I've had better at Holiday Inn. The Richards House in Dubuque served a delicious three-course breakfast and impressed me, even though it had scaffolding outside. It's just as stunning and may be a better stay than the Hancock house.

We booked two nights through Booking.com for our anniversary, but we weren't allowed to stay, so I'd give zero stars if I could. About a week before, I called the Hancock House to ask for a restaurant recommendation and mentioned that we'd bring a small service dog. The employee gave me a restaurant name and said nothing about the dog. At check-in, the proprietor told us “no pets.” We explained she was a service dog, not a pet, and showed a letter from our doctor, but he still refused us lodging. He said he would refund us because I'd told someone about the dog in advance. That was in October last year, and by late February there was still no refund. I've emailed him several times about his promise and he's ignored me. His actions violate the Americans with Disabilities Act, and he lies about issuing refunds. Thanks for ruining our anniversary weekend.

The house has charm and a great location, and the memory foam bed was comfortable. Still, we were glad to leave after one night. Breakfast wasn't included for our stay, apparently only for weekends, but the innkeeper never mentioned that during the drawn-out booking process of repeated calls and texts. We only learned from small print in the room. In the morning another guest figured out the coffee maker for everyone; there were a few tea bags and no snacks. The place seemed poorly maintained, with worn antique furniture, dirty carpets, and deodorizer throughout that couldn't hide an obvious smoke smell. The bathroom sink had no hot water, and the remote wouldn't turn on the TV or adjust its volume.

Simon was a very accommodating host and just a call away whenever we needed something. We were grateful for the delicious breakfast he made, which made the stay feel especially personal. We stayed in Mrs. Hancock’s room, and it was stunning. The colonial-style house is beautiful, with thoughtful details and so much history that it feels like stepping back in time in a good way. Such a relaxing, distinctive getaway with lots of character.

We'd definitely return. The man running the place was very kind, and breakfast was delicious and beautifully put together. Our summer visit was comfortable, not too hot, though you can tell the house is old. It's an antique home with real beauty, and the view of Dubuque from the Mr. Hancock room is probably one of the best.
