The view from the bedroom was barely there, just a narrow glimpse if you stood in the doorway and squinted. The balcony off the living room was the only place with a proper view. We stayed at 401 Aquavilla in Fort Walton Beach, Florida, and the whole visit was a nightmare. I wouldn't book this place with Southern Vacation Rentals again. The condo was in terrible shape. The refrigerator was rusted through and couldn't keep anything cold, and the AC barely worked during our late-July stay, when the heat was at its worst. The floors were filthy, and the kitchen sink and bathtub looked as if they hadn't been cleaned for ages. There was crusty white residue all over the sofa, including the arms and cushions. It was disgusting. The elevator had apparently been out for months, and our room was on the fourth floor. Carrying our bags and supplies up and down all those stairs in a rundown building felt ridiculous. At every point I kept thinking nobody else should have to deal with this. It seemed clear to me that Southern Vacation Rentals didn't care what guests experienced and was leaving vacationers in these awful conditions. Avoid 401 Aquavilla. If I could give less than one star, I would.

Our condo was comfortable and had two bedrooms and two bathrooms. The building is older, though the outside seems to be kept in pretty good shape. The pool is a nice size and reaches eight feet deep. There's one elevator for 24 units. We had a good stay.

I've been coming back to the AQ for years. It's a smaller place, with parking that's easy to get to, and restaurants and liquor nearby. The pool and the gulf are close too. Some condos could use updates, so look into the specific one before booking. Jackie, the condo manager, has been very helpful. I'd recommend it for a quiet, relaxing vacation.

My brother booked this place, and you never know what to expect with him, but he picked a great one. The pool is right outside the door, and we could see the ocean from our windows. The water was clear and the sand was gorgeous white. I grew up going to Myrtle Beach, and it doesn't come close to this. This was easily the most amazing condo I've stayed in. I'm so happy with the trip, and we'll definitely come back.

The beach is right there, and I won't forget my early walks watching the birds and intertidal creatures. The place was lovely and the customer service was great. The beach setup includes an umbrella and two chairs, but one morning a man told us, falsely, that he'd reserved all the chairs and umbrellas for the day. We had a baby with us and only wanted to sit, build a sand castle, and take a few pictures. Customer service said those arrangements were handled by private companies when I called to complain. The chair attendants noticed us leaving suddenly and asked what was wrong. One said he would speak to the man who had chased us away.
