Being so close to the beach access path seems to have left the HOA owners with little incentive to properly invest in the property and its units. The community has started dealing with rotted wooden decks, retaining walls, and other exterior problems, but it's about 10 years overdue, and clearing the backlog will take many years. They should replace the individual garbage closets with a couple of central compactors. A heated pool could also let people enjoy it for more months of the year. Enforcing building standards would help turn the community around and stop it from degrading further.
