The tank service only seemed to drain about half the tanks each time, and we kept getting electricity bills even after we’d left with our camper. Our lease included a set amount of power, but somehow we went over it every month. We could only run one AC because they wouldn’t let us move spots, and moving from 30 amp to 50 amp means you can’t switch sites. The public facilities were unreliable too: cracked shower floors, broken temperature controls in some showers, and washers and dryers that sometimes didn’t work. Lawn care wouldn’t even weed-eat. The people seemed friendly at first, and it sounded like a nice place to stay for work, but they just want your money. Read every document carefully before signing. I made it clear I wanted the shortest membership term, but I’m stuck paying through 2027. Trying to cancel by phone got me transferred about 20 times, then an automated message offered a callback list. They never called back. It was a really disappointing experience. It might be good for a vacation, but I wouldn’t recommend living here.

We drove nine hours and were really looking forward to staying, but left the next morning after one night. We’re disabled and couldn’t haul a cart to the dump station, and only learned at check-in that our site had no sewer. When I asked about a site with sewer, the ranger said they were all occupied by annual residents. He said a honey wagon came twice a week and cost $10, but I hadn’t been told about the lack of sewer when I booked. He rudely asked if I wanted to cancel. Getting checked in was unpleasant from the beginning. Nobody was at the ranger station, and several people were waiting in line. I called multiple times before someone answered, gave us the gate code, and hung up. We waited 20 minutes for him to arrive. He strolled into the building, let us in, and tossed our paperwork on the counter. They were extremely rude and didn’t seem to care. I rated it one only because zero wasn’t an option.

The staff were wonderful from check-in right through to when we left, and they were happy to help with our requests. Bay Landing was great. We’ll definitely come back.

It’s been just a few days, and my son and I have been enjoying walks around the place and some time to relax. It’s so peaceful here, and the staff are really friendly.

Our site was somewhere in the 180s, a long walk from both the restroom and the dumpster, and there’s very limited access to the lake. The restrooms were nasty, with stall doors that didn’t lock. I wouldn’t wash my dog’s blanket in the laundry room. If they’re filling the pool, there’s no water pressure for a shower. This place is a dump, to put it nicely. Using this park as an example, I think people who pay for a Thousand Trails membership are really stupid.
