The location really is hard to beat, right by the Main Street shops in Ligonier, but the condition of our room made the stay difficult. We were there for three nights in late October 2025. The room felt dark and stuffy, and when we opened the shades we found lots of dead flies. The linens and towels were old and smelled bad, the comforter had a big coffee stain, and the tiny bins weren't enough for our trash and breakfast items. At checkout we also found mouse droppings in the house. I mentioned the stay on Expedia and got a retaliatory text from the owner, followed by a passive aggressive reply to the Expedia review. That's why I'm also leaving this here on Google. The house has potential, and I appreciated the attempts at hospitality, but it needs a serious deep clean, fresh towels and bedding, new carpeting and light bulbs. The old incandescent bulbs and granny splitters on the outlets also seem like a major safety hazard. I hope they clean thoroughly before continuing to host guests and serve food. Great location, but that's about it.

The host, Dawn, has greeted us with a smile and gone out of her way for us more times than I can count. I feel sure she'd sort out anything from a lightbulb or a larger trash can to a real problem with one quick call. That kindness is a big part of why our family has returned to Colonial House on Main B&B for overnight stays over the years. The place feels warm and full of personality, from the cozy porch to the carefully chosen decor. My daughter and I love looking around, and when we're settled in, it feels like a big hug at Grandma's house. The beds are comfortable, everything is clean, and we have what we need. It's an easy walk to most of the town center, including the bandstand and Fort Ligonier. Don't hesitate to book and make some memories at Colonial House!

My room was clean and welcoming, and the owner was really accommodating when I stayed one night at the colonial at the end of a snow storm. The porch and sidewalk had been cleared, she pointed me toward my destinations, and she suggested a place for dinner. Thank you!

An old house with plenty of quirks and charm, and it's super cute, clean, and friendly. The decor is lovely and the bed was so comfy I wanted to take it home. You can walk to all of downtown, parking was good, and it was surprisingly quiet. The owner was easy to reach and quick to respond when we booked and arrived. Thanks for having us, we'll be back!

Because there'd been a death in my family, I had to find a place at the last minute. Dawn was wonderful about fitting us in and got back to my questions promptly. The Colonial House is beautiful, full of history and character, and our suite was comfortable with everything we needed. There was delicious coffee, Cu-tips, and even blankets on the porch when it was cold. The location is great, near lots of restaurants and cute shops. My family and I will stay again. Thanks, Dawn!
