The hot tub was nice, but being in a downstairs condo made for a rough week. The college-age guys above us were loud and inconsiderate, stomping or jumping around and apparently dropping heavy things on the floor. They also smoked pot on the balcony, so I had to shut the glass door and stay inside to avoid the smell. I told the owner, who contacted management, but the noise went on until quiet hours. They clomped up and down the stairs right outside my bedroom at all hours. I won't rent a downstairs unit again.

The condos are cozy, with lovely views and a great location. We liked the pool, kitchen, living room, and other amenities. There were black ants in the room, though, and the shower ran short on hot water.

A peaceful creek runs behind the units, and it was lovely to walk over and watch and hear the water. From the patio or with the windows open, there's a nice breeze, mountain and tree views, and that gentle creek sound. The location is convenient too, with food, shops, Vons market, and public transit a short walk away on Old Mammoth Rd. The grounds are tended almost daily, and the condo was clean, comfortable, quiet, and in very good condition. There are also tennis, a pool, and self-service laundry.

I've stayed at Mammoth Creek condos off and on for 20 years and always had good stays, but this one was a wreck. Unit 31 has a great location and beautiful views, and the condo is dated but cute and functional. The complex has two jacuzzis, a tennis court, and saunas. Some appliances didn't work properly, and although there was firewood, there was no kindling. The newspaper in the bucket was wet from the light snow the night before, so I had to buy kindling at a store since the snow stopped me from collecting it. Those things would have brought my rating to about a 3. The real problem was mice: I noticed a trap behind the couch early on, then two days later woke to find two live mice in it. They'd moved the trap to the front of the couch. Thankfully, I found them before my wife woke up and dealt with it.

The condos have nice interiors and a community hot tub. They're also close to Red line bus stop 4, which goes to Mammoth main lodge, so they're a nice option for visitors to Mammoth Lake.
