It's nice coming home when work is only 8 minutes away. I've lived at Point of View for 2 1/2 years, just got a new kitchen, and love it. It's a great place to hang your hat if you're lucky enough to find an opening. MaryAnn seems to keep the place full and happy all the time.
Construction goes on at all hours, including weekends. I've repeatedly tried to get help from the homeowners association, but apparently the rules don't apply to owners. It's a really nice community, which makes it sad that owners who don't even live here are allowed to ruin it for the people who do. Specifically, apartment #1109.
The rent was okay, and there was a pool, laundry room, and small workout area, but roaches were everywhere, especially in building 6. Management was pretty bad. When my water heater caught fire, they didn't treat it as an emergency because I put the fire out myself. The replacement kept tripping breakers, and it took three days and a third heater before I had working hot water. I took cold showers in the meantime. They wouldn't put me in a hotel or reduce the rent. Later, the owner defaulted on my unit and the bank evicted me. Management never told me there was an open unit upstairs; I found it myself. Then the bank sold my old unit and it was rented out a week later. I also had to get the dishwasher replaced in both units the day after moving in. Nothing was done about the refrigerators I complained about, and all my food spoiled within two days.
This HOA community is terribly run. The management is poor, and the board members aren't much better. They need to do better.
I'm selling my condo because the HOA fees are high and I haven't seen a return on the investment. They average $375.00 a month, partly for the Sandestin name and other amenities I haven't personally benefited from. The property doesn't live up to what that community label suggests, and it has become unattractive. There is trash on the grounds, apartments feel overcrowded, conditions seem unsafe, and the parking lots and buildings have limited lighting. Parking spaces aren't assigned, either. Every day I find trash on my balcony from tenants above me. I had no roach problems since moving here in 12/16, until an infestation in the last 4 months. The HOA blamed me because the roaches were inside my condo, though I believe new tenants and their living conditions caused it. A leaking toilet in the unit above damaged my ceiling, which rotted and developed mold; the HOA took 3 mths to fix it. The area has gone downhill, and many original owners have moved because of the clientele, environment, and renters' lack of respect for the owners who live here. Renters don't follow the ground rules or HOA bylaws. The location in a very nice part of Miramar Beach, Fl is amazing, and this used to be a very nice, clean community. Still, I wouldn't recommend it to anyone looking for a Sandestin Community or a Newman Dailey managed property. This place is nowhere near the standards those names suggest or advertise.
