We came for spring break 2025 hoping for warm weather, the beach, and lots of pickle ball. Instead, the courts were being redone and unavailable. We and plenty of other people complained and asked if the work could be postponed, but nobody listened. This place stinks.

We came for spring break 2025, and they chose that busy week to resurface the pickleball courts. We’d driven 16 hours to play, and now we can’t. Looks like we have to drive somewhere else or pay to play. 😞

The condos at Tops’l Resorts Beach Manor are nice, and some have ocean views. The beach setup is what brought my rating down. It takes around 5-7 minutes to walk there, even though the property is on the beach, and once you arrive, most of the shoreline is taken up by reserved umbrella and chair areas. If you don’t rent those, you have to walk a long way to either side before you can set up your own spot. They also won’t let you use a small tent or an umbrella secured with four sand-filled corners. It has to have just one center pole, which is ridiculous.
