Our room had a lovely view from the balcony, and the gift shop prices were reasonable. The women working there were friendly and helpful. The kids had a blast, which is the main reason this gets more than a minimal rating. Cleanliness was the biggest problem. The water park and pool areas needed a deep clean, there was trash around the grounds and water bugs in several spots, and the water park felt dirty at times. Once, we found that someone had gotten sick beside the pool. Staff cleaned it up within about 20 minutes after we told them, so they did respond quickly. We stayed June 13-18. The room was decent, but the property felt very dated and needed major renovations and better upkeep. Given its condition and what we paid, I wouldn't stay here again.

Room 244 was perfect for us, with an amazing location and view. When I booked by phone, I asked for a lower-level room because we had small kids and didn't want to walk far to reach amenities. They picked just the right room. We loved our first stay here, May 20-24, and will ask for this room on future visits. We already can't wait to come back. Thanks, Dunes Village, for becoming our new family vacation spot.

The water parks and several pools were excellent, and the beachfront setting made this a great place for families. We had an amazing vacation. Our three-bedroom condo had excellent bedrooms, each with its own bathroom, and a full kitchen, though counter space was limited. The living room was tight for six adults and three kids, with just a couch and one armchair.

The kids have plenty of activities to do, and the water park was okay. I didn't see any roaches or other bugs, though I can't explain the conflicting reports. The breakfast buffet was fine, and check-in was easy. We had a decent studio King in what is basically a two-sided timeshare resort. The hotel needs updating, deep cleaning, repainting, and mold removal. The TVs didn't really work, but we barely watched. Getting hot water meant adjusting the shower, and after a while it went cold again until you reactivated it, as best I can explain. Parking across the street could take 15-20 minutes to get to your car and back. If you leave your key at the hotel after checkout, you have to wait for someone to let you reach your car. They need a better system. For the price they're charging, I wouldn't stay. It's not worth it.

The best part is the beach right beyond the back doors, just steps away. The pool and lazy river were nice too, and the bar food was good. Service was impeccable. Try for an upper-floor room if you can, to watch the sunrise, afternoon light on the water, and the moon at night. The rooms need a tech update, with more electrical outlets and USB ports. Hot water takes several minutes to arrive, and the resort overall needs an upgrade. Still, the beds were comfortable, the kitchen had what we needed, and the TV was large.
