The location works really well for me. Fairfax Flats is in a quieter part of town, but close to everything in Nashville. I’m near 440 and can get almost anywhere in the city in 15 minutes or less. Centennial Park is close too, and I visit often. I’ve lived here for a while, and it’s one of the best apartment communities I’ve been in. The units feel modern, with high ceilings, large windows, and nice finishes. Having a washer and dryer in the unit is a big bonus, as is the little balcony where I can relax in the evenings. The management team is responsive and seems to care about the property and residents. Maintenance requests have been handled quickly. Fairfax Flats feels like a hidden gem. Highly recommend it if you want a stylish, quiet, convenient place to live.

EDIT: Be careful with these reviews. Many are posted by people who aren’t residents. I moved out after just 2.5 weeks because the cockroach problem was so bad, and now I’m in therapy for the paranoia. Management was wonderful, kind, and quick to get pest control out. They did as much as they could, which is why I’m giving the stars, and this isn’t a slight at them. But the building needs a lot of work before it’s habitable. Inspect carefully, including after sundown, before signing anything. Pest control told me they’d sprayed my unit before I moved in, so management knew there had been an issue and thought it was resolved. I really hope inspections are more thorough for the next tenant. There were live roaches in every room, and one even fell from the ceiling.

Stay away. The building is falling apart, with leaks and bugs, and there’s extreme highway noise because the sound insulation is poor. The landlord is incompetent.

This was the worst rental experience I’ve had. The price looks good, but the property is badly managed and deceitful. There are bugs, and maintenance won’t fix or repair anything. Communication is a problem too. The neighborhood doesn’t feel safe: my car was broken into twice, and they wouldn’t even give me the security footage. 0/10, save yourself the headache.
