The location is really the building’s best feature. For the rent, it doesn’t feel worth it, especially with other luxury buildings nearby offering better services and amenities. I’d suggest potential tenants visit several places before deciding. I also suspect some reviews may be fake. The doormen are personable and kind, though they’ve made mistakes. They’re human, but I wonder if being overworked is part of it, since the building seems poorly managed. The elevator has ongoing problems, too. The day before Thanksgiving, when people were coming and going, they closed two elevators for garbage. I waited 15 minutes, then climbed more than 10 flights to get home. My experience has been okay overall, but service has been below par. I’ve had a few unpleasant interactions with the super. I don’t think he intends to be rude, and I can tell he cares about the building and his job, but he seems short-tempered and lacks compassion and some basic customer service and social skills. Earlier management also harassed me about something they had no legal right to do. They backed down completely when they realized they were wrong, without apologizing, but it caused me inconvenience and headaches. I’ve been freezing for a week. When the temperature outside dropped below 55, I had to call the super to convince him to turn on the heat. At first he refused and claimed it had to be below 45 at night. I don’t think that’s legally true under NYC housing law. If he’s making false claims like that, he could get the building into trouble eventually.

I lived at Tower 31 for a year, and it was an incredible experience. The building is modern, well maintained, and packed with top-tier amenities that make everyday life easier. I especially loved relaxing in the common areas and taking in the stunning views. The location is hard to beat, and the mix of comfort, luxury, and service makes the place stand out. From move-in onward, the staff were professional, attentive, and genuinely caring. They went above and beyond to make my stay seamless. I can’t recommend Tower 31 highly enough. Definitely a five-star experience.

Maintenance requests were handled the same day, though I rarely needed to put one in. The doormen would let me know when packages were waiting, and I never had a bug problem. The units feel clean and new, with very little noise. My studio layout worked perfectly, with closets in all the right spots, though the smaller units don’t have in-unit laundry. The entrance has plenty of space and is flanked by two nice restaurants. Great location by K-town. A very nice experience overall.

Some of the staff are sweet and seem to want to make things easier for you. Still, after a couple of months here, I’ve run into a lot of issues for a luxury building and don’t feel properly treated when I raise them. There’s a lounge with a pool table, but the guest policy is so restrictive that it’s hard to see the point. You can’t really bring friends to play, and guests are charged.

The roof is beautiful, but the building has very few amenities, and they charge a fee. Friends can’t come into any of the amenity areas, which makes them pretty useless. The location sucks, too. Living across from a halfway house means loud music almost every day and night, regular ambulances and cop cars, and I’ve even had to complain to the police.
