We’d booked five months ahead and nobody told us there’d be major parking lot construction. Leigh at the front desk was understanding and helpful when I asked, but things kept going wrong. On March 31 at 10 p.m., the building alarm ordered everyone to evacuate. Coming down from the 11th floor was quite an experience. Maybe it was set off because people seem to ignore the no-smoking rule. The next day, April 1, signs in the three working elevators said water would be shut off the following day. I wondered if it was an April Fools’ joke, but it wasn’t. We woke up without water and had nowhere to wash our hands or use the bathroom until the promised 5 p.m. Also on April 1, one trash chute stopped working. Since we arrived, the fourth elevator had gotten stuck several times, and the fire department had to rescue six people from it once. There were broken umbrellas around the pool and missing pool tiles too. The room was okay for the first three days, then the owners above us started renovations. They began at 6:30 a.m. and kept making noise until 10 or 11 at night. There were other little things about the room I wished were different, but none of those alone would make me leave a bad review. We won’t stay here again. We may avoid all Brett Robinson properties, which feels strange because we’d been loyal customers bringing our kids down for Spring Break for many years.

The view and location at Phoenix VII were great, and the accommodations were okay, but I’d pick somewhere else next time. We’ve visited this area five times, and there are plenty of places I’d rather stay. Construction right in front of the entrance made loading and unloading inconvenient. The luggage cart ramps over the curb were torn up at both spots, adding another hassle. When workers did arrive, they blocked part of the entrance and parked in guest spaces, including handicapped spots. I have pictures. The top level of the garage was closed off, perhaps for future work, though we saw workers parking there once, so maybe it could have helped. I spoke with a unit owner who said they’d had months to finish the work. Doing outside construction during a peak time of year was poor timing. The building also looks tired and could use updates. Housekeeping was poor, though I don’t know how much the complex controls that. We asked three times for soap, and it only arrived the day before we left. Some things we reported to maintenance weren’t fixed, including the garbage disposal. Other families mentioned problems too, but those weren’t ours, so I won’t go into them.

I’d check the room before bringing all your things in, since the online photos don’t tell the whole story. We weren’t happy with 7502: the furniture was worn and dated, and the room seemed unused for a while. The desk moved us straight away, thanks to Crystal, who saved the vacation from being a bust. The replacement room was great, though it could use a new mattress. Enjoy.

The beach and sunsets were amazing, just a short walk from our condo. We spent ten days in unit #7710 last September 2025, and the place was lovely and updated. We’ve stayed in this building several times over the years, as well as Phoenix V, Phoenix East, and others. In more than 37 years of booking vacations with Brett-Robinson, we’ve never had a bad experience. The front desk was friendly and efficient, the elevators whisked us to our floor, and the pool was tidy after its morning cleaning. There were plenty of chairs and umbrellas. Having an assigned spot inside the parking deck was much appreciated, especially when we got into a cool car after eating out in the afternoon heat. We’re going back for a week this September and can’t wait for the balcony views, Doc's (Canal location), fried crab claws, and a bowl of gumbo.

We keep coming back for the beach and pools, and the location and views are outstanding. This time, though, the premium unit reeked of urine. I don’t know if a previous guest had incontinence issues or if housekeeping didn’t clean the bathrooms properly, but we’ve never had that problem before. The shower curtain liner was really dirty and clearly hadn’t been cleaned or replaced. The showerhead showed wear, and the water pressure was weak. Guests pay an extra cleaning charge, so whether cleaning was neglected or an owner is incontinent of urine, this needs to be addressed. Everything else was okay. Next time, we hope to stay at one of Brett’s newer properties.
