Right beside the Park City golf course, the area is beautiful. Families should like the updated pool area, and there’s lots of seating along with two big hot tubs.

We had a small balcony, but it had spiderwebs and no furniture. It looked onto the shared area, where a portable toilet sat right in front of our unit. At first we assumed it was for the July 4th crowd since the golf course behind the condo is a prime viewing spot, which was a plus. At 7:06am on July 5, a truck serviced the toilet loudly but left it there. We eventually realized it was for the roofers. They were redoing roofs on several nearby units, so there was noise all day and extra crew vehicles. A truck also came to swap out the big full dumpsters, and one was left across four open parking spots for a few hours before the driver came back for it. Parking for studio units wasn’t dedicated, at least not for ours. The few unassigned spaces filled up, and street parking isn’t allowed, so we were basically stuck. If you did find an open unassigned spot, sprinklers sprayed your car overnight. Not tragic, just unpleasant. The studio itself was WAY too tiny. Maintenance was lacking: the kitchen faucet leaked into the cabinet, where water and bits of particle board made a disgusting fuzzy mess in the dish drainboard. A light switch also didn’t work. Maintenance only comes on Monday, the day we were leaving. We reported that the shower valve needed replacing because it slipped from cold to scalding. It took a long time and several minutes of fiddling to sneak up on warm, wasting a lot of water each time. Given the rest of the unit’s condition, I’d bet it still hasn’t been replaced. There was no inventory list, so we couldn’t tell what was supposed to be in the room. We asked for a skillet that should have been there and didn’t get one until day three. It seemed things moved from studios into main units when people rented both together, and housekeeping didn’t put everything back. Trying to make pancakes without a mixing bowl was frustrating. The scents were another problem. I luckily found a plug-in room freshener behind the TV on day one, turned it over to the office, and told them it was overpowering. They also use strong fabric softener, which made it hard to sleep and gave my husband and me sinus problems. This complex has RCI and Identity Properties vacation rentals as well as permanent residents. We were in an RCI unit. I don’t know who lived nearby, but a vehicle alarm honked and flashed for several minutes outside the neighboring unit well after midnight, one or two nights before we left. Pretty disturbing.

We had four adults and two kids in the condo, and it was clean, accommodating, and had a great view. Everything is within walking distance, too.

The location is hard to beat for the price, with everything close by. We barely drove since it was easy to walk or catch the bus. We even worked out how to ski back to our townhouse from the bottom of First time: cross the ski patrol parking lot and then the road. Much better than taking the bus back. We rented through Airbnb, and every unit in the association may be different, so this isn’t a review of the specific townhouse we had, though I’d still rate it pretty well. The shared facilities are great. The clubhouse seems fairly new and is clean and well kept; the pool is really warm, the hot tubs are great, and we especially liked the sauna in the bathroom.

The condo was comfortable, and the location and price worked well for us. It was very handy to the mountain, grocery store, and drug store, which made the stay easy. Desk service was inconsistent. Some staff were wonderful, especially a brother and sister who were so helpful and nice that we could have talked with them for hours. But on days they weren’t there, the service wasn’t great. You have to go through the desk staff every day to use the pool or hot tubs, so the uneven service got frustrating. Good stay overall, but I wish they had more consistent people at the desk.
