When my dryer stopped working, Brianna, the office manager, arranged for Brandon to come fix it that week. They were both kind, and Brandon arrived on time, treated me respectfully, and took care with my space at swiftwater apartments. The team seems to understand the concerns tenants can have and responds with care. Hunter was also thoughtful and professional when helping me choose an apartment. He answered all my questions and emailed afterward to follow up. Thanks, Hunter! I’d highly recommend this place, and thanks to Brandon and Brianna too :)
The stairs are filthy, with what looks like steady streams of garbage-bag fluid along them. While we were there, they also had to open up the drywall and plaster to repair a leak, which was a major nuisance. I heard from other people that leaks had happened in several apartments. The neighbors were always arguing, parking was competitive, and the Airbnb stay itself was awful. My application experience was no better. They persuaded me to pay an application fee, then never got back to me. When I went in for an update, they said I needed to pay off a debt of several hundred dollars I hadn’t known about and that I’d be approved. I paid it and let them know, but heard nothing. I checked in several more times and was brushed off each time, despite repeated promises to contact me. I lost money and missed other housing options because I believed those promises, and felt poorly treated. Edit 7/10/25: I assume they saw this review because they’re washing the stairs today. They still haven’t communicated with me.
Ants have taken over the property, and maintenance is basically nonexistent. The place was poorly built too: door and drawer handles keep falling off, the cabinets don’t line up, sinks clog constantly, and the tubs already had warped spots and rust when we moved in. They send emails about quiet hours from 7pm to 10am, yet on the rare occasions they do landscaping, it starts at 8am.
The buildings have had one problem after another, and previous maintenance workers even told me the construction company was fired for doing such poor work. Building 12 was condemned for nearly a year after serious flooding on its right side, and residents have only recently been allowed back in. There are plenty of other problems. Some units have wiring that makes fan speeds run backwards, and in some cases residents have to pay Comcast to install a cable in the wall for internet access. Some faucets are reversed, door handles fall off, and the apartment’s main deadlock isn’t secure, so expect to tighten it every day. A light brush can chip paint off the walls and expose metal underneath, and maintenance then refuses to fix it without billing you. The A/C units break often, so you’ll be calling and waiting for repairs. The walls are paper thin: ordinary walking makes loud booming echoes on lower floors, and you can hear conversations from other apartments. Noise complaints have been another ongoing issue for me. I’ve filed more than 25 reports about my upstairs neighbors blasting music, screaming, stomping and jumping between midnight and 6am. Walking already sounds like a jump scare downstairs, so you can imagine how loud that is. The lease says quiet hours are 10pm-7am and excessive noise then is a lease violation. But because staff keeps turning over, there’s no official record of most of my complaints. I have only about five with the courtesy officer, who says he can’t always come verify the noise. That leaves it as a “he said she said” situation. Meanwhile, if we leave our trash can out too long by accident, we get a $25 fee. Some people seem to get sympathy and can break the lease, but others can’t. I asked to end mine because of a current safety issue involving my upstairs neighbor and me. As far as I know, they won’t agree unless I pay almost $4,000 to move. The management and staff turnover constantly, and there’s never anyone in the office who seems to know what they’re doing. It feels like there’s a new property manager every month, each as unhelpful as the last. When I spoke with Brianna, the current manager, she tried to kick me out of the clubhouse, which I pay to use, because she didn’t like that I was upset about the living conditions. Then she insulted me and the residents, suggesting it was beneath her to live in these apartments. I contacted corporate, but Brianna said they received my call and contacted her instead of me. She wouldn’t give me their email so I could keep a written record, saying she’d email them and CC me. Five hours later, there was still no email. I checked back about three hours after our first conversation, and she said showing empty apartments mattered more than taking five minutes to write the email or simply give me the address, even though I was trying to resolve nine or ten months of problems. This complex isn’t accredited with the BBB. Check reviews on several sites, not just Google. Unless you enjoy bad management, ongoing problems, run-down apartments, lies, and wasting money, I don’t recommend Kittle properties.
At around $2,000 for a two-bedroom, you’d expect someone to take care of the grounds, but there’s no landscaping or care at all. The rules keep changing too. The latest quiet hours run from 7pm to 10am, and the smoking rule has gone from within 10 feet of the lease, to 20 feet, to no smoking anywhere on the property. And women, apparently you’re supposed to wear cover-ups at the poorly maintained pool. Welcome, new renters!
